Property description

A former Georgian farmhouse set in a quiet, peaceful position. Great deal of charm and character with very comfortable and spacious accommodation. Three reception rooms with five bedrooms. Very pleasant, landscaped and easily managed gardens with privacy. Studio, Garage and Parking.

Description
Kearsney Farm is a Georgian former farmhouse which has very comfortable and spacious accommodation. This includes a large drawing room which has good views and is very light and airy. There are 2 other reception rooms and a farmhouse style rustic kitchen which opens to a conservatory breakfast room with French doors to a decking terrace and fabulous views. Upstairs there are 5 bedrooms and 3 bath or shower rooms. In more detail - the house has a central front door but entry is usually by a side door into the large kitchen. This has flagstone floors, fitted units with work surfaces, a twin bowl butler's sink, filtered water tap, a large electric Aga range cooker and integral appliances including a fridge, freezer and dishwasher. An archway opens directly into the conservatory breakfast room with French doors which open to the river terrace. This room has fabulous expansive views across the beautiful surrounding farmland and of course the river where a wide variety of wildlife...

Double doors open into the drawing room which is a large double aspect room with a gas fired stove and again lovely views. Off this room is a central hall and entry to the sitting room which again has flagstones and also an open fireplace. This room leads through to the dining room which has a gas stove and a door back to the kitchen. Between the drawing room and dining room is a utility/cloakroom with plumbing and space for washing machines.

First Floor

On the first floor there are 5 bedrooms in all with 3 having fitted bedroom furniture or built in wardrobes. There are 2 family bathrooms and a family shower room.

Grounds and Gardens
Double doors open from the kitchen to a covered veranda with space for a table and chairs and which is ideal for BBQs. It also has a boot room and boiler room with the oil fired boiler. The covered walkway leads to the studio. This is a large room originally converted from a stone outbuilding as a photographic studio with a dark room. It's equally suited to lots of other uses and has great potential. Adjacent is the large garage with ample parking space on the "in and out" drive. The veranda wall is on the northern side of the property and gives the rear garden shelter and total privacy. The garden is lawned with flower beds and shrubs and timber decking alongside the Sheppey. In front of the house is a garden again bounded by the river and brick garden walls. It's well landscaped with lawns, a large apple tree, neat ornamental box hedges and herbaceous borders.

Situation
The village of Godney lies well away from busy roads in the area between Wells, Glastonbury and Wedmore. Bristol, Bath, Taunton and Yeovil are within commuting distance with Castle Cary the nearest train stations with fast links to London. Wells, the smallest city in England, lies in beautiful countryside below the Mendip Hills an Area of Outstanding Natural Beauty. Its medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy.
