Property description

Summary An idyllic forest home on a plot approaching an acre with uninterrupted open forest views in a select forest-side location on the outskirts of Ringwood in the New Forest National Park with adjoining annexe accommodation and direct access onto the open forest. The bungalow has been much improved by its current owners while in occupation having converted the first floor into a magnificent master bedroom suite and an impressive vaulted ceiling sitting room on the ground floor. The accommodation offers versatility of use and space and benefits from gas central heating and double glazing with garaging and stabling alongside a small paddock. The property has retained its character with beams to internal ceilings, a farmhouse style kitchen and a combination of oak effect and stripped wood flooring.

Situation The property sits at the end of a country track in an area known as Picket Hill. The property enjoys direct forest access onto hectares of forest land within the New Forest National Park.

The historic market town of Ringwood nearby offers a host of culinary choices from country style pubs, cafes and restaurants to Indian and Thai style foods and include some popular night time venues. For the family the area is well supported with fabulous private and state schools from infants through to sixth form. For commuters, it could not be easier for access to the A31 offering a direct route to London, Southampton, Winchester and further afield. Equally, Bournemouth and Poole, famous for its award winning sandy beaches are within a short drive as is Burley, New Forest and Lymington ideal for the yacht enthusiasts. Bournemouth International Airport is the nearest airport, while by rail Hinton or Christchurch is the closest option. Conveniently, there is a National Coach Service to London from Ringwood.

Accommodation The entrance hall is accessed via a double glazed wood casement door with coloured leaded light patterned glass into a useful coat hanging and shoe space area with a quarry tiled floor before a large stable style door opens into a much larger hall offering views towards the open forest through a double glazed door and window. The spacious entrance hall is a particular feature of the property with ceiling beams that extend through the ground floor and an oak effect floor, offering internal doors to the ground floor accommodation and multi-pane double doors into an impressive sitting room. The sitting room boasts a fabulous vaulted ceiling with high set velux windows and dual aspect low level windows and doors letting in an abundance of natural light. The first floor accommodation has an opening with balustrades to the living room and there are fitted book shelves to one wall adding character to the room with the oak effect floor extending in from the hall. From the sitting room there are sliding patio doors to a rear conservatory which has the benefit of wonderful views over the open forest and the gardens with double glazed windows and double doors opening onto the garden. Off the hall there is access to the ground floor bedrooms, bathroom, cloakroom/WC and kitchen/dining room which in turn gives access to the first floor and to the annexe accommodation. One of the ground floor bedrooms doubles up as an office with sliding patio doors onto the conservatory and sweeping forest views, fitted with a wall mounted wash hand basin. All of the bedrooms are good size doubles with the front aspect bedroom looking over the main garden, with another wall mounted wash hand basin and the other with the capturing aspect to the rear and open forest with built in wardrobes. The bathroom is separate to the cloakroom/WC and is fitted with a three piece bathroom suite and shower mixer with built in cupboards and a heated towel rail. The kitchen/dining room stretches the depth of the bungalow benefitting from being dual aspect with the kitchen looking over the front and the dining room with views of the forest. A farmhouse style kitchen offers a selection of solid wood base level cupboards incorporating and Belfast style sink and wood block work tops offering space for a range cooker with wall mounted matching extractor hood and a further range of wall mounted units. There is space and plumbing for a dishwasher and upright fridge freezer with the oak effect floor extending from the hall into the kitchen and dining room. The dining room offers ample space for table and chairs with the advantage of open forest views and from this room there is a stripped wood staircase to the first floor master bedroom suite. The master bedroom suite is open plan to the staircase but offers scope to section off if required and extends full length with sloping ceilings and velux windows to an office area at the far end which is open and looks down on the sitting room. The en-suite offers a built in shower cubicle and a 'His and Hers' vanity wash hand basin unit with matching close coupled WC and access to eaves storage. From the kitchen there is access to a utility and the boiler room which in turn gives access to the annexe accommodation.

Annexe Accommodation

A single skin extension, converted into habitable accommodation benefitting from radiators from the main heating system and double glazing, comprising a garden room, sitting room, shower room and bedroom. The rooms offer wonderful views over the open forest to the rear and offer an ideal space for a relative or guest. The annexe has access from the front and the rear giving the possibility of remaining self contained from the main bungalow. The kitchen is well fitted with limed oak base level cupboards under roll top work surfaces with space for cooker and plumbing for a washing machine, a wall mounted extractor fan and space for a fridge, tiled to the walls at the adjoining works surfaces. The shower room has been fitted with a modern shower cubicle with matching wash hand basin and a close coupled WC with a heated towel rail.

Externally The bungalow sits on a generous size plot approaching one acre (Approximately 0.87Acre) which is screened to the front by large mature boundary trees and hedging and open to the rear capitalising on the spectacular uninterrupted open forest views across hectares of the New Forest and heathland adjacent and with direct access onto the forest and country tracks. The bungalow is the last of a handful of forest properties along a country road where new forest ponies can be seen in large numbers alongside the occasional wild deer herds.

There is a large paddock style gate on the rear boundary to the property which is the principal access and a sweeping driveway bends around the house to the garaging. At the rear of the property there is a well tended garden with a purpose built barbeque area, a covered area which houses a hot tub and a patio for outside table and chairs. The boundaries are well stocked with flower and shrubs and enclosed by post and rail fencing.

The main garden is at the front of the bungalow and extends to the side offering a well constructed stable block & tack room/shed. A large area of the garden is laid to lawn and enclosed by post and rail fencing and there is a well established summer house which has been adapted as a snug/bar. To the rear boundary there is a good size chicken pen adjacent to well screened boundaries giving the gardens a high degree of seclusion and privacy.
