Property description

The property A spacious four/five bedroomed chalet style detached house with flexible and adaptable accommodation of over 3,000 , including two rooms over the large double width garage/workshop. The property is on a near two-thirds acre plot in a semi-rural country lane location, about a mile south of the village.

According to family historical records this land was once the kitchen garden for Herstmonceux Place and a thatched cottage on the site was occupied by a Mrs Payne, who was left the property to live in for life. It was demolished sometime between the two wars. For a few years the land was used as an allotment and a pewter tankard with the initials rcp (Richard Payne - who was killed in WW1) was unearthed years later and is still retained by our clients.

The land was purchased in 1949 by Grandad Carr, for the princely sum of £60, and in 1958 the original two-bedroom bungalow was built as a gift for the wedding of Rachel and Ron Cornwall, at a cost of £2000. They named it Granny Paynes as on the title deeds it was referred to as Granny Paynes Garden.

The property has remained in the Cornwall family ever since and has been occupied by them throughout, except for the period 1975-1997 when it was rented out. In recent years it has been the subject of extension and considerable modernisation.The main part of the house now offers two bedrooms, bathroom, living room, kitchen/diner, utility lobby and cloakroom on the ground floor with two further bedrooms and an en suite shower room on the first floor. A very large attached double width garage/workshop has been added to the side with two rooms above, one a living room/bedroom five and the other a study/possible bathroom. This accommodation has a separate access and has potential for a variety of uses, subject to consents.

There is double glazing, oil fired heating and calor gas for cooking. The kitchen incorporates an oven, hob and dishwasher, and both bathrooms have been refitted.

The property occupies an unusual 'U' shaped plot of about 0.64 acres overall. The house sits on a fairly rectangular area of about 0.3 acres, the former vegetable garden is at the bottom of the U and a more triangular shaped garden area of about 0.23 acres forms the remainder.

Church Road is a no-through road that terminates at the church. The surrounding area is a patchwork of fields with many footpaths and bridle paths.

The location The village of Herstmonceux is situated in the heart of the East Sussex countryside and is perhaps best known as the home of Herstmonceux Castle and the Observatory Science Centre. The hamlet of Flowers Green is in a country lane about a mile south of the village.

Situated on the A271 between Hailsham (4.5 miles) and Battle (9 miles), and 6 miles inland of the coast at Pevensey Bay, the village has a range of shops, stores, restaurants, public houses and a primary school. Hailsham, Battle, Heathfield and Bexhill all provide more comprehensive shopping and leisure facilities and each has a secondary school.

The nearest rail stations are at Normans Bay, Cooden Beach, Polegate (each 5-6 miles) or Battle (9 miles).

Directions From the centre of Herstmonceux village, travel east on the A271 and take the first turning on the right into Church Row, which leads into Church Road. Granny Paynes will be found on the right hand side after about two-thirds of a mile.
