Road link is via the A377 or the North Devon Link Road, which can be easily accessed at South Molton. Barnstaple, North Devons regional centre, and the Cathedral and University City of Exeter both offer the wide range of shopping, amenities and facilities one would expect from the county's principal town and city. Tiverton, the M5 motorway at Junction 27 and Tiverton Parkway station, providing a fast Intercity rail link to London Paddington, are both approximately forty-five minutes drive. There is also an international airport at Exeter.

There are excellent recreational and sporting facilities in the area with a range of Leisure Centres at Tiverton, Crediton and Barnstaple, near-by tennis courts and clubs, local rugby, football and cricket clubs, fishing in the rivers Taw and Torridge, further near-by golf courses at Libbaton, High Bullen and Down St Mary, excellent walking and riding in all directions, racecourses at Haldon Exeter and Newton Abbot, and sailing and water sports on North Devons scenic and rugged coastline, being approximately three-quarters of an hours drive.

Description The Croft is a semi-detached character village cottage situated on the outskirts of the quiet North Devon village of Burrington approximately two miles from the main A377 Exeter/Barnstaple main road. The cottage is of traditional stone and cob construction under a tiled roof with a more recent single storey block built extension, encompassing the Bathroom, under a gently sloping roof all with rendered and colour washed elevations and stained wood windows throughout. Internally the accommodation is well laid out and briefly comprises a good sized Kitchen/Breakfast Room, a Sitting Room, two Double Bedrooms and Bathroom. The property has been well maintained by the previous owners but would now benefit from a program of internal modernisation and improvement including replacing the Kitchen and Bathroom suites, rewiring and re-plumbing and re-decorating throughout. Outside and to the side of the property there is off-road parking for one car allowing access into the Single Garage, whilst at the rear there is a good sized cottage garden which is very private creating a really super addition. The Croft is being offered with no ongoing chain.

Entrance From the front garden a Storm Porch gives access to a heavy wooden front door opening into the

entrance hall with pine doors to the Kitchen and Sitting Room, stairs leading to the First Floor Landing, and a useful under stairs storage cupboard with coat hanging space to one side, storage shelving and electric light fitted. On one side of the Hall a further cupboard houses the electric meters and fuse boxes, inset down lighter and smoke alarm.

Kitchen/breakfast room A good sized Kitchen/Breakfast room fitted with a range of pine fronted units to three sides under a roll top work surface with tiled splash backs, including and incorporating a 11/2 bowl single drainer stainless steel sink unit, set below a recessed window to the front with tiled sill. At one end a fireplace recess houses a solid fuel Rayburn with tiled splash backs providing hot water when lit. The Kitchen also benefits from a electric cooker, range of matching wall units, space and plumbing for a washing machine, space and point for a fridge/freezer. At the rear of the room another multi pane window overlooks the garden.

Sitting room A dual aspect character Sitting Room with wooden multi pane windows to the front and rear over looking the road and garden respectively. On one side is the original brick fireplace housing a multi fuel stove with original bread oven to one side and inset heavy beam over. The Sitting Room also benefits from a range of matching wall lights, overhead glazed display cupboard, exposed stone walls and a radiator. In one corner a strip pine door gives access to a

wet room fitted with a walk in disabled shower housing a 'Mira Advance' electric shower with disabled seat and handle to one side, pedestal hand wash basin, and a low level WC set below an obscure glazed window to the rear. The Wet Room is finished with two radiators and a central ceiling light.

Small half landing Stairs from the Entrance Hall lead to a small half landing with a window to the front allowing lovely rural views across open countryside with a stone sill. On each side further stairs lead either way to Bedrooms 1 and 2.

Master bedroom A good sized double bedroom with stained wood window the rear over looking the garden with stained wood sill. In one corner is the Airing Cupboard housing the lagged hot water cylinder with electric immersion heater, range of slatted shelving to one side. Further range of built in storage cupboards in one corner, hatch to roof space and the original over stair built in wardrobe, TV point and central ceiling light.

Bedroom 2 Another double bedroom with a window to the rear over looking the garden with stained pine sill. In one corner is a built in storage cupboard fitted with a range of shelving, central ceiling light.

Outside From the country lane a concrete parking area with space for one car gives access to a detached Single Garage with metal up and over door and wooden pedestrian door to one side, concrete floor and wooden window overlooking the garden. From the parking area a wooden pedestrian gate opens onto a paved patio area which runs along the rear of the property and gives access to the Front Door. From the paved patio area steps lead up to a raised lawn garden which is bordered by mature hedging, providing privacy with seclusion. In one corner is a there is Green house whilst attached to the rear of the garage there is a lean-to log store.
