Description

Modern two bedroom flat styled by artist couple.

Comfortable, purpose built ground floor flat with private patio, secure off-road parking and communal garden located in a spacious Victorian street with good connections to central London. It includes a share of the freehold and a lease of 969 years. It is in Council Tax band C.

There is a communal front door and hallway, and the front door for flat 1 is on the left before a connecting door leading to the stairs to the other flats.

Lounge (18' 10'' x 15' 3'' (5.74m x 4.66m))

Double glazed window to side, coved ceiling, double glazed window overlooking gardens, 2 radiators, double glazed french doors to patio. This is the vendors favourite room. The sun shines in from midday all the way until the evening in the summer making our private patio a lovely place to enjoy the sunset. It is a good size and interesting shape which means it adapts well to being multipurpose if that's what you need.

Bedroom One (14' 0'' x 9' 6'' (4.27m x 2.9m))

Double glazed window to front, coved ceiling, radiator. The main bedroom faces the front of the building and gets the sun in the morning. The vendors have built a large raised flower bed in the garden outside our window so there is a lovely silhouette of leaves as you look out.

Bedroom Two (8' 0'' x 9' 0'' (2.44m x 2.75m))

Double glazed window to side, radiator. This is currently used as an office and storage room. The shelving has been purpose built for a busy carpenter and can be removed.

Bathroom (8' 1'' x 5' 9'' (2.46m x 1.75m))

Cast iron bath, ceramic tiled floor, double glazed window, radiator. The bathroom has a lovely "old world" feeling about it, a free standing bath, panelled walls and old, gold plated taps, which we liked and so kept, adding a shower attachment in the bath.

Kitchen (8' 6'' x 8' 0'' (2.59m x 2.44m))

Fitted units, laminated work tops, stainless steel single drainer with mixer taps, ceramic tiling, oven and hob.
The kitchen, although not large, contains enough storage space and room for all appliances.

The Location

Beech Court, so named because of the beautiful beech tree in the back garden, is a small, purpose built block of 7 flats whose design mirrors the style of the large victorian houses around it. Located on Wood Vale, which was once a wooded valley, it offers a wonderful sense of space and the many trees attract an array of birds and other wildlife affording a much needed refuge from the busy, hectic London life.

Should you want a bit more space there are 4 other lovely parks nearby. Horniman Gardens is the nearest. There is an anthropological museum, a cafe, a farmers market on
Saturday morning and it affords views of the city, photos of which we have included. It has attracted a series of quiet residents which we have always appreciated.

Situated between Honor Oak Park and Forest Hill stations, both about 10 mins walk, connecting you to the train and overground networks, and there are 6 useful bus routes within walking distance.
Close to a wide variety of shops, cafes, bars and restaurants as well as our own cinema, and are well served for supermarkets, schools and leisure centres.
All the furniture has been made or bought specifically to fit this flat and with the exception of one or two pieces we would happy to include it in the sale price if desired.
