Property description

Come along and see this beautiful two bedroom cottage in the rural village of Overton bursting with character and original features as well as A fabulous dining kitchen and detached garage. No chain.

The Location

A rare opportunity to own one of picturesque Overton’s oldest properties. Wagg Hall Cottage is situated on Main Street in the lovely picturesque village of Overton. Although a quiet rural village offering a peaceful environment, Overton still has amenities within easy reach including a pub, village hall and excellent primary school. The new M6 link road makes for easy travel to Heysham, Morecambe, Lancaster and further afield. Overton has a long history as a fishing village, and with plenty of character this little village has become popular with families and retirees alike. The local primary school has a fantastic reputation and the village has a genuine community feel with its village hall, bowling club, amateur dramatics productions and friendly village pub serving real ale.

A Brief Introduction

Built in 1665 Wagg Hall would have been the final property before the journey across the causeway to Sunderland Point. The footprint of the property has grown during the centuries until in 1935 it was divided into cottages. This home has retained the name of Wagg Hall Cottage and indeed many of its features, including the great entrance that proudly displays its seventh century heritage. Other original features include some exquisite exposed beams and a unique open fireplace. Briefly the property comprises an entrance hall, lounge, dining kitchen, study area, two good sized double bedrooms, and a brand new four piece traditional bathroom (with 10 year guarantee). The property benefits from brand new Anglian uPVC double glazed windows throughout (with 15 year guarantee) and a one year old Valiant combination boiler heating system (with 9 years parts and labour guarantee remaining, subject to annual servicing).

Living Accommodation

This spacious cottage is light and airy. It has a lovely feel about the place and is bursting with character throughout. The lounge has an exposed stone chimney breast, exposed wooden beams and ships timbers. The dining kitchen is modern and of a good size, it is situated to the rear of the home, with a window overlooking the rear yard. The kitchen is fitted with a range of matching wall, drawer and base units incorporating a single drainer sink unit with mixer taps. Integrated gas hob and electric oven. Space and plumbing for automatic washing machine and dishwasher. There is plenty of space for a dining table and chairs. A stable door leads to the rear yard.

Bedrooms And Bathroom

There are two good sized double bedrooms in this property. Both are situated on the first floor and to the front of the home. They feature exposed wooden beams and windows overlooking the front garden. The bathroom comprises of a new four piece suite in white with period WC, pedestal wash hand basin, double slipper bath and a separate shower enclosure fitted with a Mira thermostatic mixer shower. A sizable airing cupboard with double louvred doors gives additional storage space. This deceptively spacious cottage also features sizeable landing area space which is currently utilised as a study area. There is also significant storage available in the large loft area accessed from the landing.

Outside

The property benefits from a garden to the front. This includes a paved seating area, hedging and shrubbery, which makes for a peaceful, private space. In the rear yard area, the property co owns (with number 41) a former earthed closet which is ideal for additional storage. The rear yard is shared with neighbouring properties and utilised mainly for drying clothes. For yet more storage Wagg Hall Cottage has a divorced garage of prefabricated construction with wooden doors.
