Property description

Bursting with character is this Grade ll listed detached farmhouse, parts of which date back to the 16th Century. Lyneham Farm comprises kitchen/breakfast room, 3 reception rooms, sun room, utility, downstairs WC, 4 double bedrooms, 2 bathrooms, garden, wild meadow and enjoys far reaching views across the Teign Valley - this property has a lot to offer! The property has a wealth of period features such as original fireplaces, exposed beams and timbers, granite stone walls and window seats. The owners have kept the property in excellent decorative order over their many years of occupancy.

Location

Situated in the highly sought after picturesque Teign Valley, just two miles from the popular small town of Chudleigh which still retains a village atmosphere with lots of community spirit and character, surrounded by unspoilt Devon countryside. Chudleigh sits between Exeter and Newton Abbot, close to the edge of Dartmoor National Park. Dartmoor National Park is best known for its striking granite tors, steep wooded river valleys and heather covered moorland, offering a wide selection of recreational opportunities such as walking, cycling, riding and fishing on the River Dart. Many of the region's finest beaches are within easy driving distance. The well regarded Chudleigh Primary School is located in the town along with regular bus services. For secondary schools you have the popular Teign School in Kingsteignton. Chudleigh offers a wealth of local amenities including shops, a cricket field, a swimming pool, football pitches, allotments, parks, grade 1 listed parish church, a doctors’ surgery, a dentist and a library. For larger shops there are supermarkets in Kingsteignton, Newton Abbot and Exeter.

The market town of Newton Abbot has a mainline railway station with direct links to London Paddington along with Exeter St Davids Station. There is also an international airport in Exeter. The A38 (Devon Expressway) which by-passes the town provides good access to Plymouth, Exeter and the M5 motorway network. The A380 connects Torbay.

Accommodation

You enter the property into an entrance hall with stairs rising to the first floor.

There are two living rooms, both with wood burners and granite fireplaces with exposed beams overhead which continue through much of the property!

The farmhouse style kitchen has a great range of wall and base units and is equipped with a gas hob, eye-level double electric oven & grill, dishwasher, fridge & freezer. The kitchen/breakfast room is also large enough to hold a table and chairs. A formal dining room leads off providing space for a very generous dining table and chairs.

The ground floor also benefits from a large sun room with a utility room leading off. There is a downstairs WC.

There are two separate staircases that lead to the first floor. The majority of the rooms enjoy beautiful views across the Teign Valley and surrounding countryside.

Bedroom one is a double room which features an exposed stone wall and a circular recess where there formally was a spiral staircase from the ground floor.

There is a 4-piece family bathroom comprising bath, separate shower cubicle, WC, wash hand basin with vanity cupboard and surround.

To the other end of the property there is a shower room comprising shower cubicle, wash hand basin and WC.

There are three further double bedrooms, one of which is currently used as a study.

Outside

There is vehicular access from the road to the side of the property with parking on a gravelled driveway. This also leads to a log store. To the front there is an established enclosed garden laid to lawn with an assortment of plants, shrubs and flower borders along with a working well! A high fence and mature bushes create a private sheltered area ready for a table and chairs. To the side of the house is an additional lawned area. Continuing on to the rear is an elevated well-maintained vegetable patch.

The remainder of the grounds are sloping meadows and thin woodland areas. In total, roughly 1.8 acres. Mains water & electricity. There is a private septic tank shared with two other properties and lpg gas feeding the central heating and gas kitchen hob. There is also a burglar alarm system.
