Location

The bustling village of Pangbourne on Thames lies on a bend of the River where the River Pang joins, and is connected by an historic Toll Bridge to the village of Whitchurch opposite in Oxfordshire which nestles under the Chilterns Escarpment. The surrounding countryside of the Berkshire Downlands and Chiltern Hills is designated an ‘Area of Outstanding Natural Beauty’.

The stretch of River from Pangbourne upstream to Streatley, is forever associated with Kenneth Graham and his book ‘The Wind in the Willows’ which he wrote when living in the village.

An area of riverside land just to the east of the Toll Bridge was purchased by the Parish in the 1930s and an additional portion was later acquired by the National Trust and now all of this area is controlled by the Parish Council and available for the Public to use for fishing, boating and leisure purposes.

Pangbourne is well served by a wide variety of shops and amenities including a Co-op supermarket, wh Smith, Library, Dentist, modern Health Centre together with traditional Inns, Restaurants and Hotels including The Elephant. Importantly there a mainline station providing fast commuter services to Reading (8 minutes) and up to Paddington (25 minutes).

Horseshoe Road is situated off the Reading Road just to the East of the village centre.

Property description

25 Horseshoe Road is a detached Victorian Villa with appealing period features such as an original porch, bay windows, timber floors, cast fireplaces & sash windows.

The house is traditionally laid out and has benefited from a substantial and sympathetic side and rear extension including a loft conversion to now provide spacious family accommodation with care taken to retain the original architectural style.

The front door opens into the entrance hall, to the rear of which is a further inner hall with Utility area and Cloakroom. The bay fronted Sitting Room with fireplace opens on to a further Study/Family Room. A contemporary spacious Kitchen/Dining Room extends across the rear of the house, with bi-folding doors onto the terrace. To the first floor is the Master Bedroom with Dressing Room & En-Suite Shower Room, two further Double Bedrooms and a Family Bathroom. To the second floor is a 4th Double Loft Bedroom. Presented tastefully and in good order throughout, early viewing is advised.

Outside

Behind the pavement and walled frontage is a gravelled entrance drive & forecourt providing off road parking.

The impressive Garden at the rear with a depth of just over 160’, is most attractive and diverse in arrangement with different areas of interest.

Leading immediately off the house is a full width paved terrace walled on each side which ideally lends itself as an ‘al-fresco’ dining and entertaining area with external lighting. Tall brick piers open through to a lawned area with rose, shrub and flower borders, an apple tree and a Wendy House. A wide gate leads to a gravelled terrace with bespoke timber built Studio/Home Office fully insulated and equipped together with a separate integral Garden Store.

Towards the rear is a second lawned area with a Pond and surrounding terrace. Further still is a greenhouse and high walled courtyard with raised vegetable beds around a circular brick pavior patio. A pedestrian gate in the rear boundary wall gives access onto a footpath leading into the village.
