Description

‘The Old Joiners Shop’ is tucked away at the far end of a quiet lane within the village of Allanton; with permission in place to convert the building into a two bedroom two storey property with car parking and garden. This is an excellent and unique opportunity for those looking for a one off, individual development. The finished project would make for an ideal main home, second home or as a business opportunity as a holiday let with a strong trade in the area for holiday accommodation.

Location

Allanton is well located with the Berwickshire coast and Berwick-upon-Tweed approximately 10 miles east and with Edinburgh and Newcastle approximately one hour distant via the recently upgraded A1 and main east coast rail connection at Berwick. The surrounding countryside offers excellent opportunities for walking and riding in the Cheviot and Lammermuir Hills, trout fishing on the nearby Rivers of The Blackadder and Whiteadder and salmon on the Tweed. Allanton itself has a popular village inn and restaurant and a village hall. Primary schooling and local shopping is available in Chirnside approximately one mile away with Secondary schooling at the new £20million Berwickshire High School.

Directions

The Row extends off the Main Street, opposite the Allanton Inn. The Old Joiners Shop is located to the far end of the lane.

Development

The cleverly considered plans for the development allow for a large open plan living space on the ground floor. The living/dining/kitchen area boasts an impressive vaulted ceiling as well as full height glazed panels on the gable end which will not only allow for excellent natural light but will ensure a lovely open view to the west. The bedroom on the ground floor will be a well proportioned double room with the benefit of an adjoining shower room. Bedroom two will be located at first floor level and will benefit from a large dormer window to the south side and good built in storage.

The property has the benefit of an area of ground opposite the building to the rear, this space will provide parking for two cars and can also be utilised to provide a sheltered garden space.

Full planning permission and associated documents can be viewed via the Scottish Borders Council website using reference code 17/00652/ful.

Services

The building currently has an electricity supply with the meter in the adjoining building. Water and drainage connections are available outside the building to the front on ‘The Row’. The approved plans have also made provision for the installation of solar roof panels to the south elevation.
