Property description

This lovely house with heaps of character is situated in a quiet cul de sac location with no passing traffic in Rugby Place.

Perfectly positioned for access to Kemp Town Village, Brighton Marina and East Brighton Park. It is also within walking distance to the seafront, the South Downs National Park and the Royal Sussex County Hospital.

With the working fireplace, and the exposed floorboards the open plan lounge/dining area is the perfect place to cosy up on these winter evenings. The charming features of this house continue through into the kitchen with the Fired Earth tiles and stained glass panel above the hallway door.

Come summer time you have the quiet patio garden which is the perfect place to enjoy some sun. There is plenty of space to dine al fresco while the scent of jasmine fills the air.

Two double bedrooms occupy the middle floor, one of which has wooden floors and a feature fireplace along with the family bathroom. On the top floor the large master bedroom has plenty of space for an en-suite to be added as a few of the neighbours have done.

The current owner has already found their new home and this house won’t be around for long, so arrange a viewing today.

What the Owner says:
This wonderful house has been a very happy family home to us for the past 18 years. We have had to dig very deep to make the decision to sell as we truly love it here. The garden is a real sun trap in the summer and is not overlooked, it is large enough to fill with plants and flowers as well as have barbecues in the summer. There is also room for sheds to store our bikes and firewood.
The house itself is surprisingly spacious and filled with original features and character. It is very peaceful as it is tucked away in a dead end street with no traffic noise yet the bustle of Brighton and the beach is just a spit away; there are also no hills to tackle! There are wonderful coastal and down land walks from the door.
