Starting with the annexe, this is a large ground floor studio with fitted storage and shower room plus a utility room backing the main room; could the utility area perhaps be converted to a kitchenette? (subject of course to necessary consents/planning). This space is ideal for guests, elderly relatives or teenagers as it feels mostly separate from the rest of the house.

The main body of the ground floor includes a sizable front reception room and a large rear reception. The kitchen is light and airy with fitted appliances and breakfast bar space. Completing the ground floor is the additional shower room.

The first floor has three double bedrooms, family bathroom and separate WC. Lastly, the top floor has one large bedroom with storage.

The decor is modern yet classic and suits the property. Original features such as fireplaces have been matched with velux style windows to create a harmonious and welcoming interior.

Externally and to the front, the house has two off street parking spaces. To the rear of the house the garden is private and offers a mix of landscaping and softer planting to create a relaxing oasis. On vogue, the house has vegetable plots, greenhouse and fruit patch to allow some self-sufficiency and interaction for the children to learn and enjoy some more of the outdoor life.

Cheam Village includes a central London train line into London Bridge and London Victoria, several mini markets, lots of eateries and the ability to bank, shop and socialise. Nonsuch Park, also in the heart of the village, is a wide open space perfect for dogs, children and runners alike.

Vendor Insight

We were initially attracted to the house as it had the right amount of rooms for a mixed family from elderly parent to teenage kids and the potential to extend to create a ground floor en-suite annexe. We loved the high ceilings, proper fireplace, large rooms and especially the huge garden as our hobby is gardening and growing vegetables.

Over the years we have made several changes to the house including converting the garage into an en-suite annexe. We added a wet room, utility room, new boiler and Megaflow hot water tank and also turned the downstairs shower room into a wet room plus refurbished the upstairs bathroom.

The kitchen has also seen a lot of change; we stripped out and re-designed with all new kitchen units and equipment, added velux style windows to the kitchen and dining room and replaced the sliding doors into the dining room with French windows more in keeping with the general decor. Finally, we replaced the roof.

Our favourite rooms include the kitchen where we enjoy sitting at the breakfast bar watching the birds and our sitting room which is particularly cosy when the real fire is lit on cold winter evenings.

We do love our garden and have seen many family gatherings over the years. Most memorable was a wedding reception when we covered the terrace with gazebos and patio heaters and opened up the dining room and kitchen to create a flowing space for family and guests.

Locally, we will definitely miss the convenience. The train station is easily walked to and we all commute daily into London and Guildford. As an extra bonus, the bus to Epsom and Sutton stops right outside. There are a wide variety of sports clubs and gyms in walking distance, from the tennis club opposite to Nuffield, David Lloyd and others. Shops, restaurants, primary and grammar schools are also in walking distance.

What will we miss most about this lovely house? Definitely the garden and being so close to everything we need. However, the house in general has given us many happy years although it is time for us to move on to something smaller now the children have left, we believe the next owners will be very lucky to find number 3 Devon Road.
