About Hogley House The property is believed to originally have been built as a barn and mistal some 200 years ago when it and the surrounding properties were part of a traditional hill farm. It was subsequently converted circa 1984 and our client became the second occupier in 1986. Having been a family home for over 30 years our client is now looking to downsize to a smaller property within the district.
The property enjoys a wonderful rural setting on the edge of a small cluster of other similarly appealing properties, but is just 1.5 miles from the centre of Holmfirth. It enjoys spectacular rural views over its adjoining land and out towards Holme Moss.
The property is entered at the front through a porch and entrance hall and also features a dining kitchen, dining room, lounge, garden room, snug, study downstairs wc, utility, rear porch and workshop room on the ground floor. Upstairs there is a landing which opens to a viewing gallery, 5 bedrooms, bathroom, 2 en-suites and a large walk in wardrobe.
Our client has maintained the property well over the years and it is presented to an excellent standard. We anticipate that buyers will look to update to their own tastes in time which is reflected in our asking price. It has the benefit of hardwood double glazed windows and external doors, solid ash internal doors, gas central heating system and good quality fittings throughout. We are informed that it is connected to all mains services.
Externally it has a driveway and parking area to the front leading to the attached double garage. There are delightful gardens to the side and rear which adjoin the properties 2 paddocks of grazing land. The total site area amounts to approximately 6.2 acres. We are informed that the land is currently rented out to a local farmer on an annual tenancy - this arrangement can be continued if the purchaser has no immediate use for the land.
