Vendor insight This very handsome Grade II Listed period home enjoys a superb, slightly elevated position within the charming Hertfordshire village of Thundridge. "this house and the neighbouring property originally date back to the 16th century, and many years ago, when combined they formed the village pub, and many villagers drank here, so the building holds fond memories for a lot of local residents, " says the owner. "It closed as a pub in the late 80's and in about 1997, work started to create two beautiful homes. This one was also extended, so it has lovely proportions throughout. When my husband and I purchased the house in 2008, over and above everything else, it was its sheer character and charm that proved to be the real selling point".

"the house is a timber-framed building and when you get inside you realise just how characterful it really is. There are lots of oak beams and exposed timbers and in the main living room, a gorgeous inglenook fireplace. When we came here, we went about improving the decoration by using a neutral colour palette and these changes have been made in a very sympathetic manner injecting light and a feeling of space allowing the gorgeous features to shine through".

"extending the house added a good-size kitchen, a laundry-room, a beautiful sun room and a bedroom, so although it's very much a period home, it's ideal for modern life, " continues the owner. "the sun room overlooks the south-facing, tiered garden, which has fantastic views over the house and across to the fields beyond".

"the living room really stands out", says the owner. "the heavily beamed room and its inglenook fireplace and log burner make it an incredibly cosy space. Each of the rooms has its own character and charm, but my favourite is the sun room, " says the owner. "with a south-facing garden, the room is always flooded with natural light and it's a very tranquil space where we can read, watch TV and enjoy a drink whilst enjoying the view of the garden".

"we have a footpath a few yards away leading to open countryside, so it's an absolute walkers paradise here, " says the owner, "it's also a very convenient location from Ware or Hertford where you can catch a train into London and Stansted Airport is only around twenty minutes away plus we have really good road links. In short, virtually everything is within easy reach."

"we've put a lot of hard work into transforming this lovely house into a beautiful home, so we'll be sorry to leave, " says the owner. "It simply oozes character and charm but has all the mod cons to make it a very comfortable family home. I'm sure its new owners will be every bit as happy here as we have been."

step inside A beautifully presented Grade II Listed 3 bedroom semi-detached house, standing in an elevated position with views over the village and surrounding countryside.

It is believed the house dates from the 16th Century with alterations made over the years that retain a lovely mix of the original features together with modern amenities. Originally a village pub, the house has a really welcoming atmosphere and offers a feeling of space and cosiness yet is a really practical home.

On walking into the house you're welcomed by rooms with exposed brickwork and original beams. The dining room is a really good size room and a great space to entertain family and friends. The living room is another good size and beautifully presented room with a large red brick inglenook fireplace with wood burning stove and open studwork giving a feeling of light and space. From the dining room there is a spacious hallway with stairs leading to the first floor and a door to the side. A door and stairs also lead down to the cellar which still has its barrel stands and barrel hatch to the front. At the back of the house is a lovely addition of a further sitting/garden room with vaulted ceiling, roof lights and French doors leading out onto the garden. The kitchen/breakfast room is well fitted with a good range of units with range cooker and also has French doors opening onto the patio. There is a useful utility room with door to the garden and a downstairs cloakroom.

Upstairs there is a spacious landing and doors open to the bedrooms. The master bedroom is a large room with antique polished Elm floorboards and fine views over the village and countryside. The guest bedroom is a lovely double room with windows on three aspects and look out onto the garden at the rear. The third bedroom is a single or study and there is a large beautifully fitted bathroom with polished antique Elm floorboards, roll top bath and a separate shower cubicle.

Step outside Approached off Ermine Street with its own block paved driveway with parking for 2 or 3 cars. To the front there is a small lawned area with mature tree, shrubs and flowers.

At the rear the garden is south facing and has been professionally landscaped and is cleverly designed and planted to provide interest and colour throughout the year. To the rear of the house there is a pretty patio from which steps lead up through several levels to the top of the garden from which fantastic views are enjoyed across the village and surrounding valley. Each level of the garden has been landscaped with an attractive mix of hard and soft materials with the use of paving, gravel and timber cleverly combined with evergreens, shrubs, climbers and flower beds to take full advantage of the aspects.

Planning permission has been passed for the erection of a double storey extension to the rear. Further information o request.
