Positioned within a desirable part of Coldstream this semi-detached bungalow offers an ideal opportunity either for those looking to downsize or perhaps the retiree. The well proportioned accommodation would now benefit from some general upgrading and modernisation but offers excellent scope for any purchaser to do this to their own specification. The large floored attic also offers scope for further extension if desired whilst the outside space is ideal for the garden enthusiast with a good sized garden to the rear as well as a neat area to the front.

Location

Coldstream itself is well known as the gateway to Scotland and is set on the banks of the River Tweed with beautiful walks along the riverside and in the nearby Hirsel Country Estate. Local sports include an 18-hole golf course at the Hirsel, tennis courts, horse riding and fishing on the Tweed. It also provides easy access to a large variety of walks within the Northumberland National Park and lovely unspoilt beaches on the Berwickshire coast. Coldstream town offers a good primary school and easy access to secondary schools, a variety of shops and is well placed for easy commuting to both Edinburgh and Newcastle via the mainline station at Berwick upon Tweed only 20 minutes away.

Entrance

A neat area of lawned garden lies to the front of the property with private drive extending to the side.

Accommodation

The entrance door is positioned to the side of the property and opens into a useful vestibule with further internal door opening into the main hallway which benefits from good built-in storage and hatch to the attic. The lounge is a well proportioned room enjoying an aspect to the front of the property whilst the kitchen is positioned to the rear; with outlooks over the garden, the kitchen offers the opportunity for someone to upgrade and refit to their own specification. A door from the kitchen leads into the adjoining garage. Both bedrooms are good sized double rooms; the main room located towards the rear overlooking the garden with excellent built-in storage whilst the second bedroom is a sunny room to the front again with built-in wardrobes. The bathroom which is centrally positioned now also offers scope for modernisation.

Attic

A pull down hatch from the hall allows access to the floored attic. There is ample space and obvious scope for an attic extension if required, subject to necessary consents although a number neighbouring bungalows have already completed similar extensions.

Garage

A garage lies to the side of the property with driveway to the front providing space for two cars. A remote controlled garage door to the front with door from the kitchen and further pedestrian door to the rear into the garden. Two internal stores with power points, situated to the rear of the garage provide space to house further appliances or such like if required.

External

The rear garden is perhaps larger than expected and extends down the side of the drive also. The gardens are mainly laid to lawn with planted beds and borders; ample space for vegetable plots etc if desired.
