This characterful detached property is quite simply enchanting and one of a kind. The house itself enjoys an elevated position set well back from the road and is on an enviable plot size with ample parking for a number of cars - an absolute luxury this close to Beverley town centre. Take a look.

When the present owners first viewed this property some 20 years ago they were immediately captivated by it's cottage style and individual design.
They wanted something a little quirky yet within walking distance of the town centre. Good school catchment was also on their wish list as was a child friendly garden and plenty of off road parking. Being close to the open pastures known as Beverley Westwood was also a big attraction. This property ticked all their boxes and has been a wonderful home in which to raise their family. Time marches on and they are now ready to move onto pastures new leaving another family to move in and write the next chapter.

The graveled area to the front of the property provides plenty of room to park a number of cars. There is also a single garage to the right hand side for undercover parking if required.

Step inside the entrance hallway. To the downstairs are the lounge, study, dining room, living kitchen and cloakroom. Also attached to the single garage is a very useful utility/laundry room.

The lounge is a good sized room and has an open fire place which is a lovely welcoming feature to have especially during the cooler months.

Further down the hallway is the study. This is a versatile room and you may choose to use it for a different purpose as you see fit.

The dining room has double doors opening out onto the side garden - a paved area with planted pots and mature shrubs.

Towards the rear is the living kitchen. There is a good range of fitted base and wall cabinets. The fridge and freezer are integrated and there is a very attractive Stoves electric fan oven and gas hob with cooker hood over. There's plenty of room for a relaxing sofa in front of the multi fuel burner which is nestled away in the inglenook fireplace. The cosy atmosphere created makes you not want to leave here. There are 2 doorways and these lead out onto the rear garden and also to the right hand side of the house.

The rear garden has been very tastefully and intelligently landscaped. A block sett patio creates a wonderful space for adults to sit and relax and has also been put to great use as a safe play area for the children year round.
The large expanse of lawn towers over the patio. There are mature planted shrubs and being westerly facing this garden enjoys a great deal of sun during the warmer months. It's the perfect place for all members of the family whatever their age and it's very private too.

To the upstairs are three bedrooms and the family bathroom. All the bedrooms are doubles.
