A charming, three bedroom character cottage situated in the heart of the village and lovingly renovated throughout to a very high standard. Spacious accommodation and beautifully presented with delightful cottage gardens.

Situation Ugborough is a charming old South Hams village set in beautiful countryside, mentioned in the Domesday Book, with a long history dating back to Saxon times. Today, there is a primary school, 2 restaurant/pubs and the 12th century church flanks one end of the large village square, where the annual fair is still held. For more comprehensive shopping, there is Ivybridge to the west, Modbury to the south, and Plymouth is within easy commuting distance via the A379 or A38.

The Salcombe and Yealm estuaries are close by providing water sports facilities and Dartmoor National Park is to the north. The beautiful Erme estuary has long sandy beaches as well as fine cliff top and coastal walks, many of which are owned by the National Trust.

Accommodation This charming cottage has been lovingly renovated throughout to an exceptionally high standard with oak doors, glass and oak balustrade and neutrally decorated. Situated in the heart of the village, the property is light, spacious and beautifully presented throughout. A gate leads to the pretty front garden with a further side gate giving access to a covered walkway with steps leading to the rear garden.

From the entrance hall which has a lovely slate floor are stairs rising to the first floor. The characterful sitting room overlooks the front aspect. A lovely feature is a wood burning stove under a wooden lintel with alcoves to either side.

The second bedroom is a double, dual aspect and overlooks the gardens. Bedroom three is single in size and has fitted wardrobes again enjoying views of the garden. The family bathroom is well-appointed with bath and shower over.

On the first floor is the master bedroom located to the front which is full of natural light with a vaulted, beamed ceiling, exposed stone chimney breast and fitted wardrobes. A door leads to the en-suite shower room.

The open plan kitchen/dining and further living area is dual aspect with the kitchen having a comprehensive range of floor and base units with plenty of worksurface areas and space for a large table and chairs. Integrated appliances include two single Neff ovens, gas hob and dishwasher. From the seating area are tri-folding doors opening to a glazed to three sides, outdoor terrace, a perfect area for dining and entertaining throughout the year.

From the front entrance door is a sheltered walkway which leads to a wood shed and a valuable utility room with sink and space and plumbing for a washing machine and tumble dryer. Excellent storage space and a great overspill of the kitchen.

The cottage gardens are an absolute delight and run to the rear and side of the property with various seating areas where you can sit and enjoy the peace and tranquillity. A fabulous addition is the summer house, with lighting and electricity, which has a variety of uses and is currently being used as a study but could be used as an occasional bedroom, hobby room or studio.
