Introduction & Site Summary
The site is on the outskirts of the village if Treharris which is approximately 2 miles north of the A470. The A470 is the main link road leading directly to Cardiff ( apporx. 17 miles South) and hence connecting to the M4; and also the main link road connecting up to the heads of the valleys.

The site itself is approximately 1.75 acres in one parcel but with two distant areas. The lower part to the western corner and a higher area as you enter into the site. The original design and approved planning layout takes account of this topographical change with the lower far end accommodating 4 large detached houses with a slightly wider front elevation; and the higher level being approved for 5 steed units which have an integral double garage, a lower ground level and are slightly narrower but significantly deeper.
The complete development site was originally approved for 26 units: Of which 16 were built - 3 pairs of semi detached; and 10 large detached executive units. One of the larger units recently came on the market for an asking price of £425,000 - comparable evidence available.
Detail planning was submitted in 2015 for the scheme ( 9 detached units) and approved in October 2015 without any onerous conditions or Section 106 agreements attached.
The roadway into the site appears to have been constructed to adoptable standards, although now clearly will need re-surfacing prior to completion. It is now owned by the seller and no requirements from the local authority for it to be adopted.
All mains services; gas, water and electric run clearly to the site.
