Description

A well-presented, extended and spacious period home located in this sought after village, offering two large reception rooms and open plan kitchen living dining room with utility room. The four bedrooms are well-served by an en suite and family bathroom. Outside, there is ample parking, garage, and a large west-facing garden.

“When we bought the Three Shuttles it was a move from our first house together, and we thought it would be an exciting project, ” say the current owners. “The building had been empty for a couple of years since its closure as a pub, but we could see the potential for it to become a wonderful family home. Now, the greatest compliment is when people say how homely it is and they are always surprised to discover it was once a pub as it has adapted to being a family home so well.”

“Initially, we did the essentials such as re-roofing and re-wiring, ” the owners continue, “then proceeded to make it into a home. Over the years we have done two rebuilds / extensions, the first being the conversion of the original pub skittles room into a bright and airy sitting room. Then about 8 years ago we rebuilt the area to the rear of the house, transforming the kitchen into a large kitchen dining family area. It’s a brilliant space for entertaining and one of my favourite rooms, as it is such a social area but equally when I want some peace I can retreat to a comfy chair with a good book. I also love our bedroom, which being double aspect looks west over the garden and south over the fields and up the hill. It is a calm room and flooded with light, capturing the evening sun.”

“The house splits the garden into two areas, ” the owners say of the outdoor space. “On the back side is a large yard area with lots of parking, some lawn and fruit trees. The great thing about this space is that children can ride their bikes or toys around - we’ve had numerous obstacle courses for skate boards and BMXs! There is also a shaded pergola area which is a lovely cool place in which to sit in warmer weather. The garden is sunny and has a large patio area we use for al fresco dining in Summer. We had some fun filled outdoor birthday parties for the children when they were younger.”

The location of the property also has much to offer. “We have a thriving amenities committee in the village, ” say the owners, “who organise social activities throughout the year to keep the village hall and playing field in good repair. Kimbolton with all of its amenities is just down the road. For a larger selection of shops, we have Rushden Lakes virtually on our doorstep, with Bedford, Peterborough, Cambridge and Northampton all also being nearly equidistant. There are good rail links into London from St. Neots, Bedford or Wellingborough. We are approximately midway between Luton and Stansted airports, too.”

“We rebuilt the original skittles room about 20 years ago and widened it out to create the light and airy sitting room it is today. It is great in summer with the doors into the garden, but really comes into its own in winter with the lovely fireplace and Clearview wood burner ensuring it is wonderfully cosy.”

“Tilbrook is a very friendly village to live in with a good community and we do try to help each other out. Once when I had to go into hospital unexpectedly, neighbours were so kind and took turns to cook meals for us.”

“Originally, we had thought we would stay in the property for about 5 years and then move on, but it was such a great family home and the village is such a wonderful friendly community that we stayed.”

“We have so many memories from this house, of all the happy times with friends and family.
This is first and foremost a family home and now our children have flown the nest we want another family to enjoy it as we have.”
