This beautifully landscaped park is on the cliffs above a sandy beach, near the seaside town of Skipsea and not far from historic Beverley, and the Wolds toward Bridlington and Scarborough.

This park home is available on a holiday use basis only and cannot be used a permanent address, the park will require you to bring a council tax bill in yearly as proof of your main residence. The Lakes is open from 8th February to 5th January, you cannot occupy the Holiday Home during the closed period.
The site fees to a new owner will be determined by the site but for the current season based on a fee of £5239.00. Subject to what time of the season you purchase you may only pay a pro-rata % of the Running costs. The site fees for part of a year may not be a direct proportion of the whole.
For the 2018 season the following running costs were in effect for this property. Water rates apply estimated to be in the region of £309.94 per year, plus a non-domestic business rate charge of £216.57. Gas test are required annually, electricity tests are required every 3 years at a cost of £99 currently each time.
Lpg gas is piped underground from the site storage tank and gas/electric costs will vary depending on usage. You can't occupy your holiday home for more than 60 consecutive days as this is part of Far Grange site licence, to comply with the park rules you must keep your holiday home fully insured and keep your holiday home & pitch clean & tidy to a good standard. If the current owner of the property has indicated that items such as carpets, etc are included in the sale they are mentioned in the above sales particulars. On rare occasions sellers have been known to alter their initial intentions. We would therefore advise any prospective purchaser to verify exactly which items are included prior to completion of purchase. In the event of an owner removing items which they had previously indicated were to be included this will be a matter between the new owner and previous owner and Holihomes Ltd. On change of ownership of holiday homes, it is normal practice for holiday site owners to charge a transfer fee. The transfer fee is generally payable by the seller and is usually a percentage of the price agreed for the holiday home. Transfer fees are set out in each individual holiday sites terms and conditions of ownership. Under current legislation the maximum transfer fee charged cannot exceed 15% plus vat. Park rules and terms/conditions of lease/licence agreements vary from park to park, therefore, we would advise any prospective buyer to familiarise themselves with all park rules, impending changes plus all terms & conditions imposed by any park before completing a purchase.
In cases where a holiday property can be purchased without the use of a solicitor we would advise any purchaser to confirm ongoing terms of any lease or licence direct with the site owner before transfer of lease or licence. In addition, purchasers should satisfy themselves of the condition of the holiday home and take independent advice from suitably qualified persons prior to commitment to purchase should they feel the need to do so.
