Having been built and landscaped with great thought during the 1920s, Appletree House and its wonderful south facing gardens retain much of the elegance, style and character of that roaring decade. With its panoramic views over the saltmarshes of Brancaster yet positioned in such a discreet and private setting, the house, its cottages and its gardens were purposely planned by Colonel Jack Lesley and his wife Margo to provide the perfect space for living and of course entertaining, and this remains evident today. Approached via a private driveway you are greeted by what were originally the Gardener’s two bedroom cottage and the House Keeper’s two bedroom cottage (currently let as holiday cottages) before entering the house itself through the walled garden archway.

Inside the house has been completely refurbished by the current owners and includes the addition of underfloor heating throughout much of the ground floor. The extensive kitchen/breakfast room, the dining room and the impressive drawing room all enjoy spectacular views over Brancaster saltmarshes with the drawing room also having triple bay windows with additional views south
over the gardens as well as access out to the sunken garden to the east. From the drawing room a further hallway allows access to an open sided covered walkway that links the main house to The Folly which has recently undergone a programme of complete refurbishment with a new roof and the addition of an upper floor, again with exceptional views over the saltmarshes.

The Folly was previously used as an elaborate party and entertaining room but having been recently completed now offers four superb bedrooms 2 of which have en-suite bathrooms and an upstairs living area including an open plan kitchen with a large new dormer window offering spectacular views of the salt marshes and beyond. The finsh is exceptional and offers the new owners the ability to generate significant income from holiday lets, or simply to use the new space for guests.

Back inside the main house the grand staircase in the entrance hall leads up to the first floor where there are four double bedrooms with the master bedroom suite having both an impressive en-suite bathroom as well as a walk-in dressing room. Three of the bedrooms enjoy the panoramic saltmarsh views and the central bedroom as well as the master bedroom suite both have access out to the substantial roof terrace also overlooking the saltmarshes. On the second floor there is a further bedroom with its own private roof terrace, a bathroom and an attic room.

Brancaster is one of the most sought after coastal villages on the North Norfolk Coast with its heritage coastline and fine sandy beaches in an Area of Outstanding Natural Beauty. The village has a public house, The Ship, managed by the award winning TV chef/landlord Chris Coubrough. There is also a village hall and a primary school. Burnham Market is about 4 miles away with its wide range of interesting shops, boutiques and restaurants. The Royal West Norfolk Golf Club is at Brancaster with its fine links course and is visible from the house. There are also sailing and other watersports at Brancaster Staithe. Brancaster is justly famous for its mussels.

Outside the grandeur of Appletree House is matched by the beautiful landscaped gardens to the rear that have remained almost entirely as originally planned by Colonel Jack and Margo. Separated into individual areas they include a sunken garden with a long formal pool and a Lutyens designed wooden seat, an avenue of pleached limes that leads up to an orchard with greenhouses, raised nursery beds and vegetable plots. There is a further lawned garden that surrounds the heated swimming pool and pool house along with the tennis court.
The coastal position of Appletree House, the privacy and beauty of its gardens that have been nurtured for almost one hundred years and the abundance of its rooms and accommodation represents a rare find for Norfolk, let alone for Brancaster and this particular part of North Norfolk.

Described as a “Riviera garden in Norfolk” by A J Hucksley in the Country Life April 1961, the magnificent gardens to the property are predominantly on the south facing side of the house, screened from the sea, and are landscaped and planned to provide a series of self-contained units. A flagged path leads from the gate to the door of the house and into a rose garden with yew and privet hedges and a wide central path of bricks and flagstones.

Both Appletree Cottage and Gardener’s Cottage provide two bedroom accommodation. The former can be accessed from the main house. They have their own parking and entrances, enabling them to be completely seperate from the main house.

The property is approached over Marshside from which there is a public right of way leading to a dead end. Pedestrian access goes out on to the coastal path. Appletree House owns a 15’ wide strip along the western boundary of Marshside.
