A development site in the centre of Pencader village within walking distance of shop and primary school. Full planning permission was granted to application number W/19907 dated 6th November 2008 for 4 x 1 bedroom flats at the Farmers Arms Pencader, Carmarthen SA39 9ES. A copy of the permission is available via the Carmarthenshire County Council website or via the selling agents. This application has lapsed although the owner is in the process of renewing this application although it is within the planning limits of the village. A central location within the village which offers excellent day to day shopping facilities, junior school, public house. Centrally located 9 miles from the county and market town of Carmarthen offering dual carriageway connection to the M4 and being 8 miles approximately from the University town of Lampeter. The smaller towns of Llandysul and Newcastle Emlyn are also within easy distance.


As previously mentioned the village itself offers good day to day facilities including shop junior school, public house and is centrally located for Carmarthen which has excellent shopping facilities and national retailers, junior and secondary schools, bus and rail station which is 9 miles approximately. The University town of Lampeter is 8 miles approximately and the smaller towns of Newcastle Emlyn and Llandysul which are situated on the picturesque Teifi River, well known for its Salmon fishing and also gives easy access to the Ceredigion coastline, a popular destination to watch the dolphins swimming off New Quay and Llangrannog.


Full planning permission was granted to application number W/19907, a copy of which is available from the selling agents or via the Carmarthenshire County Council website. This was dated 6th November 2008 which has now lapsed and we are informed by the vendor that he has applied for renewal but the site does also fall within the Planning Limits of the village.


We are advised that mains water, electricity and drainage are available for the site although prospective purchasers should make their own enquiries regarding the costs of such connections before making any offers on the site.
