Situated at the end of a quite serviceable lane, this presents a very interesting opportunity to purchase with, what we think is approximately two acres of land, but this will be confirmed shortly. At the present time, there is a substantial stable/outbuilding, a further stable, a garage and a static van. Although pleasantly situated and having superb country views, it does gives access to the A30 which is within approximately two miles. The whole site is well enclosed and is gently sloping towards the East.

Planning was conditionally approved under Decision No. PA17/00748, a copy of which is attached to this. Please do carefully read the conditions, in particularly number 3.

The whole piece of land, to include a generous sloping field, would appear to be in the region of two acres, subject to site measurement and verification. Substantial gates lead to a large courtyard/turning space and at the present time there is a mobile home which has a water and electricity supply.

The main store is 7.20m x 5.46m. There is an adjoining stable 3.86m x 2.90m and a garage 8.50m x 4.08m with a large opening roller door. At the present time there is a static van 6.60m x 3.80m which appears to have services connected to it and what looks like private drainage.

Directions

Take the A30 westbound leaving at Camborne West. At the top of the slip road bear left and keep in the right hand lane looping around yourself and going back towards the A30. Take the turning in front of you towards Kehelland and keep going on this road for approximately two miles until you see some white railings which are by a stream. Just before this turn right and keep going along this very serviceable lane, through woodland until you come to two rocks in the road and a large gate on the right hand side, which is the actual property.
