Description

The Old School is the most charming and original two-bedroom detached house situated in the much sought-after conservation village of Bowden, near Melrose. The house occupies a prominent yet peaceful position in the village, right at the foot of the Eildon Hills and just a ten minute drive to the Borders Railway at Tweedbank.

Deceptively spacious and brightly lit via an array of large windows the property has retained many period features throughout. Formerly the village school, it has been sympathetically re-designed to create the most fabulous home.

With versatile living across two levels and substantial reception rooms, the well-proportioned accommodation benefits from a sheltered, sunny garden and easy parking.

Internally, the property comprises:

On the ground floor: An entrance hallway with tiled floor and cloakroom/WC off; a large dining room/library with fitted bookcases and original fireplace; a custom-built breakfasting kitchen with range cooker; a large sitting room with wood burning stove, fireplace and log store; and a study with built-in bookshelves.

A principal bedroom with ensuite shower room and sauna; a second bedroom with four poster bed and separate dressing area; a bathroom with free standing bath and walk in shower.

The rooms are all beautifully presented and there is excellent storage throughout with plentiful fitted wardrobes and cupboards.

Externally, the garden comprises a very sheltered patio area accessed from the side porch, leading to an upper garden with established flower borders and beech hedge. There is also a garage at the side of the house which is available to rent.

Edinburgh is easily accessible via the A68, with most Border towns readily available from this central location, along with the aforementioned Borders Railway.
