Description

The Property

There are a few very special flats in imperial building that come to the market every year. And this is one of them with a great layout!

It really is a very luxurious build. Part of Imperial Building the property is just over 3 years old. Imperial Building is the first and smallest of the buildings fronting the river on the Western side of the development. So, it remains close to transport and the amenities as well as being quieter and more private. Like the other Waterfront Buildings Berkeley Homes have done a wonderful job here. Stunning kitchens, gorgeous bathrooms, wonderful lighting, great floors and doors, lovely fittings, big windows.

Located on the east corner of the building on the ground floor, the superior finish is apparent from the moment you enter the communal entrance lobby via the security fob-controlled doors.

Once inside the flat the entrance hall gives you access to the luxurious and spacious flat at over 1,000sqft.

The open plan living/dining/kitchen is a great space to socialise or entertain with an easy layout for sofas, dining table and other furniture. Large floor to ceiling windows gives the room lots of natural light and airiness which also gives you access to the rather large decked terrace, where you can relax every evening.

The high specification kitchen area has fitted appliances that include a ceramic hob, oven, extractor hood, microwave, dishwasher, fridge & freezer. It has ample space to prepare your evening meals or prepare a feast.

Back off of the hall all 3 bedrooms are doubles with the main bedroom having fitted wardrobes, direct access to the terrace and the luxury ensuite bathroom.

The ensuite and the main bathroom are the perfect place to prepare for your day or unwind at its end, with a luxury 'spa-like' feel to them.

Outside the property has the benefit of a east facing large terrace which is larger than the balconies on the flats above, a great space to unwind with your favourite drink and socialise with friends & family.

The property also comes with secure underground right to park which is below the building, with the lift access allowing getting to and from your car, a short lift ride away.

Property Hot Spot

The Woolwich Royal Arsenal is one of the most exciting redevelopment and rejuvenation projects in London. The Royal Arsenal has already established a village community that is set to grow and improve beyond recognition. It was a former military barracks, parade ground and munitions storage and factory site dating from 1761 and is built on wide open spaces that have been beautifully landscaped on the banks of the Thames. It already has an established village community with significant commercial/social infrastructure that is set to grow and improve beyond recognition over the next few years once Crossrail is up and running.

This is your chance to be part of the next London property hot spot at entry-level prices, allowing you to benefit from great value for money and exciting potential capital gains.

Travel and Shopping

5 to 10 minutes' walk from Woolwich's high street, cafes and market. Royal Arsenal is the perfect place for anyone waiting to trade crowded Central London for space and style while keeping within easy commuting distance.

Crossrail Station - Projected opening date 2020. The station is on the development and will take circa 10 minutes to Canary Wharf, 15 minutes to Liverpool Street and 25 minutes to Bond Street. It will be direct to Heathrow. When finished it will connect all the way to Reading.

Train - 5 minute walk to Woolwich Arsenal Station and 20 to 30 minutes into the city centre - London Bridge, Cannon Street and Charing Cross Stations

DLR - 5 minute walk to Woolwich Arsenal DLR station and around 25 minutes into London’s Bank Station. Trains run approximately every 4 minutes. Destinations include City Airport 5 minutes, Canary Wharf 19 minutes and Stratford 23 minutes.

Boat - Thames Clippers - The river boat takes you to Canary Wharf in approximately 23 minutes and many stops through to Central London and Waterloo Visit for information and timetable.

It's perfect for the 02, Canary Wharf, City and West End. London City Airport is only two stops away by DLR - its close enough for convenience but Royal Arsenal does not have any overhead flights.

Future plans for the Royal Arsenal

Huge investment is being made on the Royal Arsenal development, including onsite restaurants and wine bars, new retail space, a new hotel, Elizabeth Line Cross Rail Station opening 2018 and the newly announced Dash Arts Cultural Centre, a theatre and arts arena coming in 2019/2020.

Regeneration of Woolwich

A new Civic Centre on Wellington Street provides a new library, post office and cafe/bar. Behind the centre a brand-new Tesco superstore has recently opened alongside a town centre car park and 1000 new homes. The Tesco store is an eco-store powered by solar panels and wind turbines, and has a farmers' market selling local produce, and two children's playgrounds.

At the western end of Powis Street, there is a designated development are known as the Woolwich Triangle - construction will soon commence for a new shopping centre with a major retailer taking centre stage. The Triangle development will include a leisure space, cafes and restaurants. The whole area covers an area of 300,000sqft and will revitalise the whole western end of the Town Centre as a car-free zone. Woolwich gets its own 'West End'. In fact British Land recently spent £100M acquiring land and buildings in Woolwich.

The High Street will also benefit from the restoration of the existing Grade II listed buildings to give extra character and focus. The old Co-op building has now been refurbished with more buildings to be done. Once refurbished these historic buildings will accommodate new retail brands and major high street names, the whole area will become more vibrant during the day and in to the evening with new coffee bars and restaurants.

£6.6million was recently spent on the redesign of General Gordon Square and Beresford Square near to the Woolwich Arsenal DLR and Train stations. This is now complete, and features include new landscape planting, seating areas, a large digital media display for sporting and public events and a new water feature.
