YOPA are delighted to welcome to the market this lovely light and airy 2 double bedroomed, brick-built, mid-terraced freehold property with a tiled roof in a very well regarded, quiet cul de sac in Cramlington. It has been very well maintained and benefits from, a garage, extensive off street parking and a pretty, secure rear garden with decked patio are. The property has full uPVC double glazing, gas central heating, a combi boiler and offers excellent access to schools, shops and transport links. The perfect first time buy, in move in condition.

Cramlington is a popular town located within easy commuting distance of the Tyneside conurbation. The shopping offer in Cramlington is large and varied, with national supermarkets and chain stores clustered around the Manor Walks shopping development, which also features a cinema and a leisure centre. Cramlington was planned as a new town and features interconnected footpaths and cycle paths throughout, connecting the various estates and the multitude of green spaces. The town also hosts excellent schools including the excellent High School of Cramlington Learning Village, doctors surgeries, sports clubs, public houses and restaurants, and is connected to Newcastle and beyond via the road network and Cramlington's own train station.

Leading up to the front of the property, there is an extensive, block-paved driveway which would easily accommodate 3 cars. There is also a single garage to the property with an up and over door and a decorative gravelled area, with central decorative planting, to one side of the block paving.

Through the property’s uPVC, half-glazed front door entrance is straight into a lobby area. (The property has recently had new carpets to the lobby, the staircase and upstairs) From here there is a large storage cupboard and staircase to the right leading to the first floor.

Off to the left is the kitchen, which has a stainless steel sink with a window over the front elevation and plenty of wall and floor units in a light oak with chrome handles. There is a cream, tiled effect floor and has dark grey worktop. Three of the walls in the kitchen are fully tiled, in varying shades of white and grey, with the exception of the back wall where the door is located. This kitchen also has an under counter, electric oven with an electric hob and extractor fan above as well as space for a fridge-freezer and cladding to the ceiling with ornate spotlights.

Back through to the lobby of the house and straight ahead of us is the lounge, which is very spacious and readily offers the space and layout for a lounge diner. This room is light and airy courtesy of a large, double window over the rear garden and a separate set of Georgian French doors also giving an aspect over the rear garden.

Up the staircase, which has a half landing with a window bringing in plenty of light which overlooks the top of the garage, to the first floor landing where you will find another, useful large storage cupboard which is also home to the boiler.

To the left of this is the family bathroom complete with a white suite consisting of a close-coupled WC, wash hand basin and a bath with an electric shower over and curtain rail with a white curtain as well as a chrome, ladder-style radiator. This room is fully tiled with pale green ceramic tiles with decorative lily inserts and border. There is also a modesty window which gives an aspect over the front of the property.

Off the landing, the first bedroom is a very large double room, which is filled with light and currently used as a study/office by the vendor but would easily offer a lovely spacious double bedroom. This window has an aspect over the rear garden.

Next to this is the master bedroom, which is another lovely, light filled, spacious room which also benefits from a full bank of integrated fitted wardrobes to one wall and a window again giving an aspect over the rear of the property.

The garden itself has a recently fitted, decked patio area which is stepped and has insert lighting as well as a large lawned area with decorative borders planted out with mature shrubs. The garden is fully fenced so makes for a nice, safe, secure space for pets and children to play and explore.
