Situation The land is situated just to the east of the small Georgian market town of Modbury in the South Hams area of South Devon. The nearest town of Modbury is a quarter of a mile away, the larger town of Kingsbridge some 12 miles distant and the A38 dual carriageway expressway connecting to the M5 motorway and national road network about 6 miles.

Description As outlined in red on the site plan, the land extends to approximately 4 acres (1.64 hectares) of sloping, largely south facing, permanent grassland. Access to the land may be gained off a council maintained road on the eastern boundary. The land has recently been used for bringing on youngstock, and would be suitable for accommodating livestock, or for general recreational/amenity purposes subject to obtaining the necessary planning consent. Fully stock proof fenced. Access to Parish road and close to main A379.

Water supply There is currently a water supply connected to two troughs on the land, but the origin of this is unknown. Our client believes that a mains water supply pipe is nearby in the road or possibly in the field margin and potentially available for connection, subject to South West Water regulations.

Rights of way There are no public rights of way which cross the land.

Method of sale The land is being offered for sale by Informal Tender (unless sold prior) on a date to be announced.
