Description

Retire in Style!

Situated in a tranquil setting surrounded by beautiful gardens is this immaculately presented two-bedroom semi-detached retirement bungalow, boasting a conservatory, summerhouse, parking and a garage. Located just a short level stroll from local amenities, the adjoining village playing fields and church.

Glebe Parc is a select development of bungalows designed for those aged 55 and over in a peaceful and secluded location within the heart of St Tudy, for those who seek the benefit of a managed site with added communal benefits and a maintenance service. *Applicants must be aged 55 years or above (if a couple, one needs to be 55 or over).

The accommodation is generous in size, light and airy throughout, with neutral tones and well maintained featuring two double bedrooms, a spacious living/dining room, a refitted kitchen and shower room and a conservatory. There is also an adjoining summerhouse with beautiful gardens and a garage en bloc with parking.

A meandering footpath through Glebe Parc leads to the pathway and storm porch; a vestibule with a storage cupboard to the side and the front door lies ahead.

Step inside: into the welcoming ?L' shaped entrance hall, where natural light shines through from both the glazed front door and frosted glazed full height window pane to the side. A cupboard lies straight ahead and a further double sized airing cupboard that houses the hot water cylinder can be located to the left. A loft hatch gives access to the insulated roof space, which is boarded and provides fantastic storage space too.

To the right is the lounge/dining room. A light and airy space where a fireplace takes centre stage with a granite hearth, and space for an electric fire, providing a focal point to the room. There's a window to the front aspect overlooking the front garden and a sliding patio door taking you into the fully glazed conservatory at the rear, which also has a pitched roof. A versatile space lending itself to being used as a dining room amongst other things.

Further sliding doors lead to the gravelled patio, another great space to sit and relax whilst enjoying the lovely established and picturesque garden views in complete privacy! For anyone wishing to take shade or in need of a craft room or mini office, then look no further as the adjoining summerhouse would be perfect for this.

The refitted kitchen lies straight ahead and beautifully fitted with a range of base and wall units in a beech design, with complimentary laminate worktops and partial tiling above and a one and a half single drainer stainless steel sink inset with chrome fountain tap over. A pretty view of the rear garden can be appreciated here from the window above. A fully equipped kitchen with everything to hand! The cooking facilities include an electric oven, nicely positioned at eye level height and an electric hob adjacent with an in-built cooker hood above. There?s also an integral fridge/freezer and space and plumbing for a washing machine, not to forget a place for your favourite tipple in the in-built wine rack!

Next is the master bedroom; a great sized double room with double built-in wardrobes and a window to the rear also overlooking the rear garden. The second bedroom is another double at the front of the bungalow with a window overlooking the front garden.

Lastly is the refitted shower room fitted with a modern suite including a corner shower cubicle, hand wash basin, low-level WC and bidet. Inset into a stylish vanity unit providing storage neatly above with further storage cupboards to the side and beneath. Marble splashback panelling to the walls with chrome finish and complimentary wood effect floor tiles make an easy clean and finishes things off nicely.

Step outside: where the pathway at the front opens to a generous sized garden which is mainly laid to lawn and featuring a few small and pretty trees, with attractive shrubs to the borders. Circling around to the side garden and mature garden at the rear, where you?ll find the adjoining summerhouse and private patio, partially enclosed with timber fencing and trellis. A completely private spot perfect for alfresco dining and where delightful views of the array of shrubs and flower beds can be enjoyed, surrounded by the pretty and well stocked communal gardens beyond.

The property benefits from its own single garage en bloc at the front of the development, with parking in front for one car. The garage has an up and over door and has a light connected. There are additional parking bays providing parking for visitors located within Glebe Parc too.

Location: The pretty village of St Tudy set within a conservation area has a wonderful community spirit and excellent local facilities. There is a primary school, post office and general store catering for day to day needs, and the superb St Tudy Inn public house with its warm atmosphere and quality food. The village also boasts a stunning 14th Century Grade 1 listed parish church. Less than seven miles away, the pretty estuary town of Wadebridge can be found sitting astride the River Camel and the ever popular Camel Cycle Trail, linking to the town of Bodmin and the picturesque fishing village of Padstow. Wadebridge itself has a wide range of shopping facilities, primary, secondary and sixth form education, restaurants, cinema and numerous sports and social clubs to name but a few.

Less than 12 miles from St Tudy are the extensive sandy beaches of Polzeath and Daymer, famous for surfing, sailing and other water sport activities. Alternatively, the fascinating rugged landscape of Bodmin Moor is close by with its historic ancient buildings, standing stones and medieval farms set within approximately 150 square miles of open moorland which is popular with keen walkers. Spectacular scenic views can be enjoyed for miles around from the two highest peaks in Cornwall, Rough Tor and Brown Willy which are located within the moor. Bodmin town offers a wide range of facilities, with access to the A30 trunk road which links the cathedral cities of Truro and Exeter. There are also rail services at Bodmin Parkway approximately 12 miles from St Tudy, with the airport at Newquay some 18 miles away where regular flights to the UK and European destinations can be appreciated and perfect for commuters!

My Place Think: this lovely home is spacious and beautifully presented, with lush manageable gardens offering a sunny aspect. Perfect for those seeking the tranquil settings of village life with the peace of mind of some estate managed care, if required, and the spirit of a good village community. St. Tudy is a fantastic location with a fabulous pub, beautiful church, community shop and village hall. What a great place to live and very accessible to a variety of destinations!
