The historic market town of Shepton Mallet is located in the Mendip district of Somerset, five miles east of Wells, England's smallest city. Both the City of Bristol and the picturesque City of Bath, a World Heritage Site, are located just 18 miles away and easily accessible. Shepton Mallet itself offers a range of local amenities and shopping facilities including a large supermarket, leisure centre, lido with fitness centre, a choice of pubs and restaurants, dentists and doctors, a Grade I Listed church and both primary and secondary state schools. There are also many highly-regarded independent schools (Prep & Senior) within easy reach, such as All Hallows Prep School, Downside School, Wells Cathedral School and Millfield School. For those travelling by train, Castle Cary station (which has direct services to London Paddington) is situated only six miles away.

The property is entered into the hallway with stairs to the first floor and glazed french doors to the living room and doors to the dining room, cloakroom and garage. The living room is spacious with a fireplace with gas fire, laminate flooring and a double glazed window to the front. The cloakroom had wash hand basin, low-level WC and a double glazed window to the side. The dining room now feels a generous space which is open plan to both the kitchen and conservatory with laminate flooring through to the conservatory. The kitchen is fitted with cream finish shaker style units under a grey granite effect worktop with inset sink and drainer, integrated stainless steel oven and hob (with chimney hood over) and plumbing for both washing machine and dishwasher. There is a double glazed window to the rear, wall mounted gas boiler and ceramic tiled flooring.

On the first floor landing is a loft access hatch and access to all first floor rooms. Bedroom 1 has a double glazed window to the front and large built-in wardrobes with pine finish sliding doors Bedroom 2 has a double glazed window to the rear and double wardrobe recess. Bedroom 3 has a double glazed window to the front and a built-in double wardrobe with bedroom 4 having a double glazed window to the rear. The bathroom is fitted with a suite of panel enclosed bath with shower over and a glass shower screen, pedestal wash hand basin and low-level WC. The floor and walls are ceramic tiled and there is a double glazed window to the side and chrome finish towel radiator.

The front of the property has a tarmac drive leading to the garage access door. There is an area of well landscaped garden to the front of the property with an access path leading down the side of the property to the main entrance and then to gated access to the rear garden. To the rear is a well tended enclosed garden laid to lawn with well established flower and herbaceous borders. To the rear corner of the garden is a raised patio and BBQ area.
