Agents Notes:

We are informed that the hut is classed as a Fishing Hut by Crown Estates, which allows for overnight use. The pull out double bed, which hasn't been used for sleeping since new, would make for a comfortable stay.

Tenure:

The site for the beach hut is held on a licence agreement with the Crown Estate, with an annual license fee. The fee for the period of 2017 - 2018 was £320. Council tax/business rates may be payable. We understand that following a sale a fee of 10% will be payable from the owner of the beach hut to the Crown Estate. A copy of the Crown Estate licence agreement is available on request from our office.

Alterations And Replacements :

Any hut alterations, extensions or reconstructions are subject to current planning legislation.

Lifestyle:

Pass thought the Pirates' Graveyard from Wakeham and you will find this beach near the bottom of the famous Church Ope steps, (not for the faint hearted), at the top of which sits Rufus Castle. The pebble beach is fun for all from paddling and crabbing to swimming and snorkelling. Easton Square is approximately one mile away and the local shops will offer all you will need for a picnic or BBQ in this stunning location.
