The tenure of the holiday home is on an annual licence basis. The management at Hawthorns inform us that the purchaser of L6 will be allowed to re-sell within 2 years of purchase, however, a re-sale will not be allowable thereafter, although, the purchaser can retain ownership for as long as the property is in good order and can also pass ownership of the property to a family member providing it is in good condition at the time. This re-sale restriction has been reflected in the price, thereby creating an opportunity for a purchaser to buy a holiday home at a very competitive price in the event that they are looking to purchase their final holiday home.
Planning permission for use as a holiday home for up to 51 weeks per annum and cannot be occupied during the last week in February each year. The site management will meet the purchaser prior to final commitment to purchase to cover the site rules and terms of occupancy.
Renewal of licence is on the 1st of March. Annual ground rent for the current season is £3,347. A contribution is also made towards the holiday sites business rates of £90 and water supply of £85, payable in June. The purchaser needs to have the property insured.
There is no council tax payable being that the property is for use as a holiday home and the property is deemed to be transportable. A £2,000 safety test fee is payable from the sale proceeds by the seller to ensure that the gas boiler, electrical system, etc have been tested in readiness for take-over by the purchaser.

In the event of an owner removing items which they had previously indicated were to be included this will be a matter between the new owner and previous owner and Holihomes Ltd. On change of ownership of holiday homes, it is normal practice for holiday site owners to charge a transfer fee. The transfer fee is generally payable by the seller and is usually a percentage of the price agreed for the holiday home. Transfer fees are set out in each individual holiday sites terms and conditions of ownership. Under current legislation the maximum transfer fee charged cannot exceed 15% plus vat. Park rules and terms/conditions of lease/licence agreements vary from park to park, therefore, we would advise any prospective buyer to familiarise themselves with all park rules, impending changes plus all terms & conditions imposed by any park before completing a purchase.
In cases where a holiday property can be purchased without the use of a solicitor we would advise any purchaser to confirm ongoing terms of any lease or licence direct with the site owner before transfer of lease or licence. In addition, purchasers should satisfy themselves of the condition of the holiday home and take independent advice from suitably qualified persons prior to commitment to purchase should they feel the need to do so. Any site fees paid by the vendor may not be transferable or proportional. A purchaser should expect to take over the site fees from transfer.
