Stunning village home - noir by David Cliff - Have I mentioned before that I love this village .........

Along with living here as an 11yr old upwards with parents and sisters I was also fortunate enough to spend time more recently living here with my kids some time back and I have to say that they still talk about it now.

As grown-ups we didn`t fair too badly either, lovely sense of community and safety which continues to grow but you also don`t feel as though you are living in each-others pockets, a place I will come back to one day.

So, first things first ... When it comes to Swallowfield I`m a bit biased (if you haven`t noticed already), my mother still lives out here along with a lot of good friends and it`s a fantastic village to grow up in, settle down in or retire to.....it has something for everyone. As a quintessential English village, it`s well-known for its picturesque setting and traditional local amenities, including gp Practice/ Pharmacy, General Store, Post Office and two pubs plus a thriving community with Parish Hall and a Church. Residents enjoy a perfect blend of peaceful, rural surrounds with easy access to town centre attractions, with the vibrant area of Reading just over 15 minutes from the village by car, or by regular Bus service and Wokingham a short hop away. The primary school in Farley Hill is highly regarded and comprehensive and private schools locally are numerous with bus connection giving access to Reading and Hampshire schools.

So to the home itself, it`s simply stunning. As soon as you swing round into Curlys Way you notice this lovely double fronted elevation set back beyond a lush lawn and the detail in the design really stands out.

With the sweeping block paved driveway to the side providing so much parking for you which is often at a premium in this day and age. Room for you, your guests and those children of driving age along with their friends who have a habit of turning up.

Wandering inside the reception hall will have you sold if the external view hasn’t already done so, it’s huge and the central staircase, real wood flooring and beautiful oak doors are quite stunning. Another clever feature here has been the glazed double doors that lead from the reception hall through to the dining room which then in turn has full width doors and side lights onto the gardens. This allows borrowed light to flood through keeping this area light and bright, the continuation of the flooring helps the flow and many would keep these doors open or remove them to create a huge dining hall but that is for you to decide.

Taking you back now to the front of the reception hall you have rooms both left and right. To the left is the study and a really good size one so you have options here. To the right sits the family room, another lovely versatile space which gives you options so we already have three reception rooms and we are yet to reveal the stunning main living room and large kitchen / breakfast room.

So through double doors into the main living room, a quite stunning room but this won’t be a surprise to you having already seen what you’ve seen so far, the quality runs throughout. The current owners have cleverly furnished this large space to still feel cosy around the contemporary wood burner yet you still have space and light. Doors to the rear lead out onto the beautiful raised terrace and gardens beyond with a further window giving a lovely dual aspect.

Now into the contemporary kitchen/ breakfast room, again oozing quality. The sleek seamless lines look incredible with various integrated appliances hidden away keeping everything looking great. There are some lovely design features within this space that you may not notice at first glance but on closer inspection you can tell how thoughtfully everything has been planned. With further utility room leading off, which can hide all the things we need to hide day to day, it really is difficult to find fault here.

Moving upstairs along the feature staircase you arrive on the galleried landing which really does mirror the space you have in the reception hall downstairs, beautiful feature.

It’s quite common to find that you have smaller rooms in homes that have huge galleried landings, but not in this case. The five bedrooms are all lovely rooms and of a really good size, they are also squarer in shape, if that makes sense, which makes them far easier to furnish.

The master suite is particularly impressive with a beautifully re-fitted en suite shower room, again showing a quality finish and style. Bedroom two then also has an en suite shower room with a totally re-fitted family bathroom then servicing the remaining three bedrooms.
I think when you have taken all this in you’ll agree that not only is this a stunning home but also an incredibly well balanced one.

Moving outside we have already covered the impressive frontage and driveway that leads through to the double garage, with automated doors, but we still have the rear garden to go. I think the current owners have done this really well, kept things simple but really effective. The classy raised terrace runs the full width of the property and gives ample space to chill, dine and entertain. This then leads down onto the lawn area which is then bordered by simple but really impactful planting, large shrubs of varying size, colour and texture which then stand out as their own features.
For those who want to follow the sun, or shade, round the we also have a lovely sunken patio area to the rear of the garden which comfortably takes garden furniture, table and parasol ..... Lovely feature.

All in all I have to say that this is one of the most complete homes i’ve seen for some time and if you truly appreciate what this location can offer you I would strongly suggest you let us take you over for a tour.
