Description

Sat elevated above the banks of the Camel Estuary in a highly sought after area of the historic and picturesque fishing village of Padstow within a short walk of the vibrant harbour, quaint shops, cafes and restaurants is Polbrea, an elegant semi detached three storey/four bedroom home boasting a stunning backdrop stretching across the water to Porthilly beach, Rock and Daymer Bay.

Across its three floors, this spacious waterside home does coastal living with finesse. Whether it's breakfast or lunch on the decking overlooking the Estuary or a BBQ in the back garden as you squeeze out the last drops of the day, here you can take in the Cornish air morning, noon and night. Inside, careful touches add elegance to Polbrea's clean and stripped back style, while French doors, dormer windows and skylights illuminate the property throughout.

The accommodation at Polbrea briefly comprises a spacious and inviting entrance hallway complete with slate floor, side porch and boot room. The main lounge has a high ceiling, gas fire and a bay window with wonderful views of the Estuary. The kitchen/dining room has a slate floor and a dual aspect with patio doors leading onto a decked area at the front of the house. The kitchen area is comprehensively fitted with a range of floor and wall cabinets and drawers with a contrasting work surface and tiled splashback. Integral appliances include a professional range master oven and gas hob, a tall fridge/freezer and dishwasher. To the rear is an extension housing the utility room and separate cloakroom. There is also a small snug/TV/games room accessible from the kitchen and hallway.

Head up the turned staircase to the first floor where there is a gallery style landing. The master bedroom has a bay window with wonderful far reaching Estuary views and an en-suite shower room complete with shower enclosure, heated towel rail, WC & wash hand basin. The second bedroom, a generous double, has a range of built in cupboards and a private balcony with excellent views across the Estuary to Rock and Porthilly beach.

There is a third double bedroom with a rear aspect window and fitted shutters and a main family bathroom providing a crisp white suite including a bath & shower above, WC, wash hand basin, a heated towel rail and a slate floor. From the landing, the staircase continues up to the second floor attic room which again is a generous size double room benefitting from an en-suite WC and Velux window with Estuary views.

Heading outside, there is a large gently sloping block paved driveway with ample off road parking to the front of Polbrea. A pretty lawned garden full of established and mature plants and shrubs sits to one side and in front of an expanse of decking which is accessible from the patio doors of the kitchen/diner. This is the perfect place to enjoy the Estuary views while dining al fresco. Through the gate to the right of the front door is the back garden with an enclosed and private patio area and a sloping path leading to the lawned garden. The path continues to the back gate which leads out on to a track and up to Dennis Road. Immediately behind the garden is the large detached garage with up and over door. Services to the property include mains gas, water, electricity and drainage.

Situated within a highly sought after residential area of picturesque Padstow within a short walk of the vibrant harbour, Polbrea really does add style to waterside living and as such needs to be seen at your earliest convenience.

The historic and picturesque fishing town of Padstow is located on the North Coast of Cornwall and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. An area of outstanding natural beauty, there are several sandy beaches within 2 to 4 miles as well as the championship golf course at Trevose. The town also has a supermarket and excellent Primary School. For more extensive shopping facilities, the thriving market town of Wadebridge is just 7 miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay approximately 14 miles away.

To find Polbrea, drive towards Padstow on the A389. As you approach Padstow, turn right at signs for the town centre and follow the road down the hill. Just after the road bears right, turn right into Dennis Road. Within 100 yards, turn left onto Treverbyn Road and follow the road down and round to the right. Polbrea can be found along on the right hand side. The postcode for satellite navigation is PL28 8DW.
