The land is classified Grade 4 and has soil belonging to Isleham 2 series, a deep permeable sand and peat soil. At the centre of the parcel of land is an area of broadleaf woodland with marsh grasses and reed beds that enhances the land’s sporting appeal as well as adding to its conservation attributes.

The land at Hall Farm is situated to the west of the village of Bridgham in south west Norfolk. It is located 3 miles to the east of the A11. The regional centre of Thetford is 7 miles, with Diss being 14 miles and Bury St Edmunds 19 miles to the south.
