Description

A unique opportunity to purchase a spacious family house together with an already successful self-catering holiday accommodation business.

Situated on the corner of Main Street and Great Lane in Greetham this rather unique property is in the heart of this sought-after village. Just two miles off the A1, it is a short drive to the picturesque market town of Oakham and just seven miles from historic Stamford. Both the main house, The Old Post Office, and the two holiday cottages, which come fully, equipped - and with forward bookings, have all been recently and extensively renovated to a very high standard. The family home has it’s own garden which is only accessible from the house and features a stream and recently completed bespoke summer house with power and a cast iron stove. There is a second landscaped garden within the enclosed space occupied by the holiday cottages that has been designed specifically for the use of guests.

The Old Post Office

The Old Post office is a spacious family home briefly comprising of a large living room, dining room, bespoke kitchen, utility room, three double bedrooms with the master featuring an en-suite and a family bathroom. The property has it’s own private garden featuring a stream running through it and a newly completed summer house with power and a cast iron stove. A detached garage sits to the side of the property with gates from Great Lane. There is parking for five cars, easily accessible through the gates.

As you enter via the front you are welcomed by the large living room with wooden flooring and a feature stone fireplace with wood burning stove. The dining room with access to the rear of the property overlooks the garden and stream and summerhouse. The farmhouse style kitchen is fitted with bespoke units and a range master cooker. There are stairs to the first floor accommodation. A light and airy conservatory links the kitchen with a large and fully fitted utility room and separate WC. From the first floor landing there are three double bedrooms, the master featuring an en-suite, and a three-piece family bathroom. Close to the rear door from the conservatory there is a wood / garden store sectioned to provide for logs, kindling and also garden equipment.

Halliday’s Folly, the larger of the holiday cottages was 170 years ago the ‘posh’ office of Thomas Charity Halliday a stonemason who specialised in restoring churches – hence the Church stonemasonry and medieval gargoyles incorporated across the front of the building, which advertised his trade. It has a Westmorland tiled roof that has been recently completely renewed. The Folly is set over two floors and has been sympathetically renovated to provide the comforts of modern living without losing the historic atmosphere. It has double wooden doors leading into the hallway with stairs to the first floor bedrooms and access into the kitchen and living rooms. The living room, once the home of Thomas Charity Halliday’s horse and carriage, has a feature window that has replaced the original barn doors. It has a gas fire that mimics a wood-burning stove to complement the central heating. The kitchen benefits from bespoke wooden units created by the same carpenter who put the kitchen into the main house. There is a range cooker and integrated fridge, freezer and dishwasher. A three-piece shower room is accessed from the kitchen. Both double bedrooms on the first floor have en-suite bathrooms. The Folly is well equipped and furnished to ensure a comfortable stay for up to six guests.
