Directions From the square in the village of Ermington, proceed in an easterly direction, along a path beside some residential properties, through a gate into the field. This is suitable for pedestrian or vehicular purposes, but is quite narrow so would be restricted to narrow vehicles only.

Alternatively, the land can be accessed (on foot only) from the church on the east side.

Situation The land is situated near the heart of the village of Ermington in the South Hams area of South Devon. The A38 dual carriageway expressway, connecting to the M5 and national road network, is about 3 miles to the north.

Description Extending to approximately 0.66 of an acre, as outlined in red on the site plan, the land slopes gently to the south and is all down to permanent grass.

There is an electric sub-station in the north-west corner and a public footpath proceeds approximately across the middle of the land, connecting the village to the church. The land has in the past been used by the village for village recreation activities, but is now available to purchase.

Services There are no services connected to the land.

method of sale The land is being offered by Formal Tender (unless sold prior), with a closing date of Thursday, 5 September 2019 at 12 noon.

Tenders must be submitted to 62 Fore Street, Kingsbridge in an envelope clearly marked 'Land in Ermington'.

Buyers who wish to submit a tender will be required to sign a legal contract and provide a cheque equivalent to 10% of their offer price, as their tender. If either of these two component parts are not submitted, their tender risks being declined.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the legal pack.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
