Description

An astonishingly spacious six bedroom family home, artfully laid out over three floors and barely two minutes walk from the local social hub of George Lane. Behind the handsome brick frontage you have twin receptions, plus a generous kitchen/diner, separate sun room, large rear garden and cellar.

Parents will be pleased to know that you have several primary/secondary schools in a one mile radius alone, five of which are rated 'Outstanding' by Ofsted.

If you lived here...

You'll be enjoying an incredible amount of sociable space and a fine array of hosting options. Starting at the front, your first reception is a large 250 square feet, all bursting with vintage style from the original timber floorboards underfoot to the ornate cornicing and ceiling rose overhead. The ebony hearth is a fine centrepiece and it all makes for a fine introduction to this especially sociable property.

The 140 square foot dining room is our next stop (via the broad hallway with some particularly striking vintage moulding overhead) and here you also have direct garden access via the sun room, study or reading room – whatever you choose to call it, it's a wonderfully bright and handy space. The real star of your downstairs show though, is the twenty five foot long kitchen/diner - split level, with engineered hardwood underfoot, designer tower radiators and a handsome cream suite, all bathed in natural light thanks to the large skylight and bank of bi-folding patio doors taking up the whole rear wall.

Throw these back and you can open the whole space up to the garden, an immaculate lawn stretches away from the large raised patio, perfect for barbecues and the whole stately affair is flanked by thriving screening greenery. It's another wonderful space just waiting to be packed with family and friends. Back inside and the ground floor's completed by a handy WC/utility room, perfect for laundry and a lifesaver on busy mornings.

Upstairs and the master bedroom totals an impressive 180 square feet, all steeped in more vintage style with original timber floorboards and handsome sash windows. Bedrooms two and three are more generous doubles, while number four's a generous single. The family bathroom's a bright and spacious affair, with tub and dedicated shower cubicle. Finally, the expertly realised loft conversion provides two more double bedrooms and a shower room.

George Lane, the bustling heart of this enviable corner of South Woodford, is just a couple of minutes walk. Home to a wide variety of bars, restaurants and gastropubs, not to mention the Odeon cinema, you have everything you need for a fine night out - right on your doorstep. South Woodford tube station will whisk you directly to the City (Liverpool Street in twenty minutes away) and West End (just twenty nine minutes to Oxford Circus) via the Central line.

What else?

- The wild green space of Epping Forest and the tranquil blue waters of Eagle Pond are just a three quarter mile on foot.
- The cellar is ideal for storage.
- Drivers can be on the North Circular in less than ten minutes.

A word from the owner....

"We have enjoyed bringing up our family in this lovely quiet part of South Woodford. The amenities are excellent - a couple of minutes from the shops and tube station, Cinema on our doorstep and the wonderful expanse of Epping Forest at the top of the road! As our family are now adults it is time for us to downsize but we will miss the wonderful character of the house and the warm, friendly neighbours who have made us welcome all these years. The house and location are a marvellous setting for anyone looking to bring up a family close to all of London's facilities but still able to enjoy peace and quiet!"
