About the property
Gosbeck House is a Grade II listed property dating back to the 1600's. There have been major alterations to the extension of the house in the late 1980's and mid-20th centuries and the original house was thatched. Up until the 1970's the house was the village inn called The Greyhound. Over the years the house has been sympathetically extended and modernised to provide a comfortable up to date family home retaining the original character. The most recent extension to the property has created a large kitchen/breakfast room, utility room and a super garden room overlooking the charming gardens. The kitchen/breakfast room has a magnificent pine coated vaulted ceiling fitted with stylish units with granite worktops and an aga range cooker. At present part of the ground floor accommodation has been used as an annex. It has its own hall, sitting room, kitchen and double bedroom/shower room.

The property is approached via an in and out drive which sweeps around the lawned gardens interspersed by a variety of mature trees. Immediately in front of the house are some magnificent borders full of cottage garden plants. Adjacent to the drive is the attached double garage. The rear gardens are a particularly attractive feature of the property and include different compartments of garden. Including a very sunny terrace beside the kitchen and garden room, beyond this there is another area of garden where there is a pond with various plants including water lilies. The gardens extend away as far as the range of outbuildings. The outbuildings include a workshop, wood store, tack room, 2 loose boxes and a hay barn. Beyond the outbuildings there is a paddock which is enclosed by post and wire fencing with a separate vehicular access leading past the south of the house and gardens to the gate of the paddock.

About the area
Gosbeck is a semi-rural village approximately 7 miles to the north of Ipswich. The nearby village of Coddenham has a village shop and small leisure centre and the market town of Debenham is just a short drive away with a good range of local amenities. The county town of Ipswich offers a wide range of shopping, commercial and leisure facilties, which includes a full range of sports clubs and societies, restaurants and high street stores. The town is currently undergoing an extensive waterfront regeneration which will add further amenities. Ipswich has good access to the various road networks via the A12 to the south with links to London and the M25 and via the A14 to the midlands and M11. Mainline rail links are to London Liverpool Street with a journey time of approximately 65 minutes.

We are advised by the vendors that mains water and electricity are connected. The property is served by private drainage and oil fired central heating.
