Lot 1 extends to 5.26 acres (2.13 hectares) or thereabouts of permanent pasture, this can be accessed via a roadside gate. The land benefits from natural water. The boundaries are mainly post and wire fences which are in excellent condition.


Both lots are classified as Grade 4 under the former maff Land Classification System. Lot 1 lies between 240m and 260m above mean sea level. Lot 2 lies between 270m and 290m above mean sea level.

Method of Sale
The land at Motherby is offered for sale by Private Treaty as a Whole or in 2 lots.
The Vendors and sole selling Agents reserve the right to alter or divide the property or to withdraw or exclude any of the property at any time.

Money Laundering Obligations
As part of the new Money Laundering Regulations (The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017) relating to property transactions the Selling Agents are obliged to carry out Customer Due Diligence checks on any Purchaser prior to a transaction being completed.

Sporting & Mineral Rights
The sporting rights insofar as they are owned by the Vendors, will be included within the sale.

Basic Payment Scheme (bps)
The land is within the Severely Disadvantaged Area for bps Purposes. Applications have been successfully made to establish and activate Entitlements under the bps.

Included within the sale are;
Lot 1 2.12 sda units
Lot 2 18.55 sda units

These will be transferred to the Purchaser. The transfer will be made in time for the Purchaser to utilise them for bps purposes in 2020 and will be undertaken as soon as regulations permit after the 2019 claim period.

It is the responsibility of the successful Purchaser to ensure that they are eligible to acquire Entitlements under the terms of the bps. Transfers will be made in accordance with the regulations of the scheme and will be carried out as soon as scheme regulations permit by pfk Land Agency for which a fee of £200 plus VAT will be payable by the transferee.

The Purchaser will be required to comply with the terms of the bps application in 2019 and will indemnify the claimant against any breaches of the conditions, particularly in respect of Cross-Compliance. The entirety of the 2019 bps monies will be retained by the claimant.

For the avoidance of doubt there are no livestock quotas or milk quotas included in this sale nor are there any stewardship schemes attached to the land.

From Penrith take the A66 Westbound. After about 4.5 miles take the right-hand exit towards Penruddock. After approx. 0.2 miles veer right. Follow the road through to Motherby. At the T junction turn right on to the B5288 into Motherby.
Lot 1 can be accessed via a stone track bridleway on the left-hand side of the road, passing between two residential houses.
Continue along the B5288 to reach Lot 2 on the left-hand side of the road which is accessed through a roadside gate.
The location of the land is shown on the plans within these particulars and will be identified by way of a pfk sale board.
