Yopa are pleased to bring to the market this 2 bedroom mid terrace property in a great location requiring full modernisation, including work to the roof, making it a superb investment opportunity. Benefitting from UPVC windows and doors, gas central heating and all other usual mains connections.

Ashington is one of the largest towns in Northumberland and is located in the Woodhorn and coastal region of the county. The town offers a good range of independent and national retailers with a market day being held every Tuesday. Ashington is also well served by pubs and cafes and boasts a spectacular new sport and leisure centre. At one time Ashington was known as the largest mining village in the world and, although the mines closed in 1988, Ashington is justifiably proud of its history which is remembered at the nearby Woodhorn Museum. Ashington has two country parks, Wansbeck Riverside Country Park and the Queen Elizabeth II Country Park at Woodhorn.

Ashington is also a pleasant drive to some of Northumberland’s most spectacular coastal towns and villages including Amble, Craster, Seahouses and Bamburgh. The market town of Morpeth with access to the East Coast railway line is just 6 miles away and Newcastle City Centre with its vibrant Quayside, nightlife, theatre and fabulous shopping just 18 miles away. Ashington is also well served by bus routes to and from Northumberland and North Tyneside.

Entry is via the front door which leads into an internal porch. Whilst updating is required, the property has retained lots of original features which add to its character, namely pretty coving and plasterwork running up the staircase. Moving into the main hallway, this has attractive features either side and a charming little arch of plasterwork before the stairs run up, very pleasing to the eye and adding to the character of the property.

A door leads into an open plan living space which is nice and bright due to its dual aspect, a large window to the front and one to the rear. The chimney breast, elegant coving and striking ceiling rose make this space very appealing. An archway leads into the second part of this room and running off this space is a large cupboard which was probably the original pantry area. The Baxi boiler (which has been regularly serviced) is housed here. A second cupboard on the other side of the room houses an alarm system (not currently functioning) but if of sufficient size to fit a downstairs WC if desired.

A further door leads into the kitchen which currently has some units and additional space for several more, plumbing and space for a washing machine and space for a cooker, however, this is in need of some renovation to make this a modern living space. There is a window for natural light and a wooden door takes you out to the good sized rear yard.

A door leads off the kitchen into the bathroom where there is space for a bath, WC and wash hand basin. Again, this space requires full renovation. There is a window overlooking the rear yard giving the room natural light.

Moving up to the first floor, loft access is available on the open landing.

The master bedroom is a good size double with a window to the front and there is ample space to accommodate wardrobes and bedroom furniture.

Bedroom 2 is another good size double with a window to the rear. It benefits from a cupboard with shelves, handy for that all-important storage.

The rear yard at this property is a good size and also benefits from a garage along with two further sheds which would have been the original outside WC and coal house, both a decent size suitable for further storage.
