Main Description:
The House:
A surprisingly well proportioned four bedroom bay fronted terraced home with many appealing features and likely to attract a great variety of buyers. The ground floor accommodation includes a separate entrance hall with stairs to the first floor; there is a large open plan lounge and dining area with further separate breakfast kitchen which includes units in cream gloss and solid timber work surfaces plus breakfast bar. There is also a separate utility which accesses the courtyard. To the first floor there are four bedrooms, a shower room plus additional WC.

The home benefits from excellent storage and may offer potential for further conversion off the loft and cellar rooms. There is neutral presentation throughout and given the size and flexibility of accommodation on offer, we would certainly recommend an early viewing. The accommodation is flexible to such an extent that the property would suit onward rental and potentially suit multiple occupation type use, though equally larger families would no doubt crave the space on offer and the home represents excellent value given the square footage on offer.

The Area:
Chorley New Road has long been considered a popular road and this particular stretch is one of the better parts of the road within Horwich. The stretch between Winter Hey Lane and The Crown roundabout often generates good rates of sale and allows excellent access towards Horwich town centre with its many shops and services, whilst Lever Park Avenue is close to The Crown roundabout and is one of the main access routes towards Rivington and ultimately its surrounding hills. This good access to the countryside often attracts people to the town. From a convenience point of view, Blackrod train station is just around a mile away whilst junction 6 of the M61 is just over 2.5 miles away, as is Horwich Parkway train station. The out of town retail development near the football stadium which is also around 2.5 miles away includes further commercial opportunities in addition to those on offer within Horwich town centre as previously mentioned.
