A wonderful & substantial family house with flexible living space.

212 Seabridge Lane is located in a sought after area of North Staffordshire and is conveniently situated for Newcastle-under-Lyme and Nantwich which are both pretty market towns and have a wide range of independent shops and amenities. Nearby Stoke-on-Trent and the county town of Stafford have train stations. Alternatively Birmingham, Manchester and Wilmslow are also within travelling distance. There are a number of schools in the area including Elmhurst, St Joseph’s Preparatory School, Newcastle-under-Lyme School and St Dominic’s Priory School.

The surrounding countryside offers many recreational opportunities, with a number of walks and rides nearby. Trentham Park, the former seat of the Duke of Sutherland is situated on the edge of Stoke-on-Trent and contains exceptional historic gardens and extensive parkland landscaped by Capability Brown as well as many features of special interest. Kings Wood and Hargreaves Wood, both ancient, semi natural woodlands are now classed as SSSIs.

Built in the late 1980’s 212 Seabridge Lane is a wonderfully spacious family home with huge amounts of living space and lovely gardens on the outskirts of Newcastle-under-Lyme. The expansive basement area offers opportunity and flexibility for a number of different uses including the possibility of creating a self-contained annexe.

Steps take you up to the front door of the house which opens into the entrance hall and runs along the front of the house and off which can be found the principal rooms. To the far left is a spacious breakfast kitchen spanning the width of the house with a wide range of fitted kitchen units with marble worktops, triple aspect windows and double doors out to the garden at the rear. The kitchen also boasts a pantry/boot room with direct external access to the side of the house and a useful utility room with plenty of extra storage space.

The dining room also has double doors leading out to the garden and a cosy sitting room benefits from a gas fire with a decorative metal and tiled surround and wooden mantel piece. The double aspect drawing room has bay windows to both sides, a marble fireplace and a substantial conservatory leading off it with a fully insulated roof and lovely views over the gardens. There is also a cloakroom on the ground floor.

A door below the stairs leads you down to the basement area which runs the whole width of the main house. This huge space offers so much potential for a number of different uses including a self-contained annexe, home working, a cinema or games room. There are three principal rooms in the basement; the current home office with large bay windows and a door leading to the front of the house, the current games room which boasts a bar, a dance floor and is soundproofed and another substantial room currently used for storage. In addition there is a further store and room originally designed as a dark room.

On the first floor is an extensive master suite comprising a large double bedroom with fitted wardrobes, an ensuite bathroom and a dressing room with further fitted wardrobes and a dressing table. The dressing room, if desired, could easily be converted into a fifth double bedroom. There are three further double bedrooms on the first floor, one with a walk in wardrobe and another with plenty of fitted wardrobes. Finally, there is a family bathroom with an interesting porthole window above a wonderfully deep bath.

To the side of the main house is a detached garage with a flat above boasting an plan living and sleeping area with fitted kitchen and separate shower room. A second driveway runs up the side of the plot and gives access to the rear of the garden and provides the possibility of creating a separate plot (subject to the necessary planning approvals). There are two further garden stores providing storage.

A brick paved driveway provides parking for a number of cars at the front of the house and is surrounded by shrubs and flower beds. The main garden is found to the rear and is laid mainly to lawn with a patio area, a pond, trees and flower beds. The garden has been thoughtfully designed to reduce the level of maintenance required while still providing colour and interest.
