Why buy this home?

The pursuit of spacious rooms and a larger plot size can often lead to frustration in Milton Keynes. "We must have viewed about 40 properties in Milton Keynes and the surrounding villages. We found the villages had character properties with smaller rooms, and we decided being within the town was more convenient. But, most of the larger properties we saw in Milton Keynes weren't very private. That was until we stumbled across Sunningdale..."

Having seen the property advertised in a local newspaper in 2007, the current owners loved the Neo-Georgian design and decided to park outside the house to listen for traffic. "To our amazement all we could hear were birds and the wind through the trees!". Naturally an internal viewing was booked without hesitation.

Approaching the property, the first thing that strikes you is how private the house is, by being well set back from the road. There is a grass verge, a hedgerow, Milton Keynes' famous Redway system and then a six foot hedge before you enter the driveway shared with one other neighbour. A detached over-sized double garage provides a natural enclosure to the plot and ample parking on the paved driveway. This home is one of only three built in 1997, and the current owners added the partially-glazed porch to provide additional protection from the elements.

As you enter the glorious, large Amtico-laid entrance hall, you get an immediate sense of the space in this home. "We love that as you walk in you can see all the downstairs rooms, rather than feeling like you are in a rabbit warren. Even the staircase is behind you so your attention really is drawn to the space on offer".

The study is well proportioned with views over the driveway and the front of the plot. "For me, the view is perfect; it is inspiring without being too distracting! The light is also ideal; as the front of the house is north-facing there is no glare".

The dining room stands at an impressive 199 sq. Ft (approx) meaning it can comfortably fit an 8-seater dining table, or even be utilised as a family room. It has dual-aspect windows which allow in lots of light, and has double doors on to the rear garden.

The kitchen/breakfast room is at the heart of the house and due to its views, it feels connected to the garden. 'Two' is definitely the theme of the kitchen as it has two fridge/freezers as well as two eye-level ovens, one being a combination microwave oven. An integrated dishwasher and water-softener are also fitted. Finished with stylish granite worksurfaces, this really is a kitchen that can service the whole family's needs. If the kitchen/breakfast room is the heart of this home, the drawing room is definitely the central focal point. "My favourite thing about this space is how well-proportioned it is; so many of the houses we viewed had long and narrow rooms. We've been able to entertain comfortably, and there's nothing better than having the whole family in one room at Christmas with the Inglenook fireplace burning". Triple aspect windows flood the drawing room with light, and double doors lead out to the magnificent mature rear garden.

"We didn't build a conservatory as we wanted a proper inside/outside feeling that we believe is lost when you are surrounded by glass". Instead, a stunning wooden veranda was built which is starting to turn a beautiful silver as it matures. "We decided to install an electric awning so we could create a shaded area in the summer months meaning we could sit outside all day. Our favourite thing to do is enjoy a late Sunday brunch with the family under the veranda and simply enjoy our surroundings". It's easy to see why, when the garden benefits from remarkable privacy, and being south-facing means it basks in sunlight for most of the day. The mature vegetation attracts a variety of birds from Blue Tits to Robins, who congregate around the feature pond with its gentle fountain and wooden bridge. The garden wraps all the way west of the house to the detached double garage where there is side access.

Hallway up the cranked staircase from the hall is a small landing, an ideal vantage point from which to admire the view to the front via tall windows. Echoing the entrance hall, the landing is a spacious central area in which all bedrooms are found.

The master suite is at the rear of the house and so enjoys views over the garden and benefits from an abundance of natural light. Two double built-in wardrobes provide storage, whilst the recently modernised four-piece ensuite laid with French tiles and 'His & Hers' sinks is the perfect accompaniment.

Guests will be delighted with their bedroom as it has its own ensuite and living area so spacious it currently houses a sofa. Again built-in wardrobes provide plenty of space to put away their clothes.

The third and fourth bedroom are also large, both with built-in wardrobes. They are both serviced by the four-piece family bathroom. "As the pitch of the roof is 45 degrees and the loft area is about 100m2, it could quite easily be converted (stpp) into two further large bedrooms and a bathroom, or even more, if desired".

Walnut Tree is a residential district in Walton, which was a hamlet that is now a district and civil parish in Milton Keynes, located about four miles south of Central Milton Keynes. It is named after the Walnut Tree Farm, on whose land the estate was built. All the street names in Walnut Tree are named after either Wild Flowers and Herbs or 18th century Turnpike Trusts.

Walnut Tree is home to a local centre, including small shopping outlets, such as a Tesco Express with Post Office and atm, and takeaway restaurants. The district also contains the Blackberry Sports Injury Clinic, a gp surgery and a vets. Walnut Tree also has a pub, The Tawny Owl, and a pet supplies business based on Walnut Tree Farm.

The area features three schools – Walton High School (Milton Keynes) for secondary education as well as the Heronshaw and Heronsgate Schools for primary education, serving both Key Stage 1 and Key Stage 2 respectively.

There is a cricket ground and football pitch with changing facilities. There are a number of play parks for children scattered throughout the area.

Stunning Caldecotte Lake is a short walk away which is used by a number of local clubs for rowing and other water sports.

Transport links include the A5 (1.6 miles away), the M1 J14 (3.6 miles away) and Milton Keynes Central Train Station (4.6 miles away).
