Few of us want to live in a home that is the same as everyone else’s, preferring to feel a little bit individual but, on modern estates this is rarely possible. With this home however, although next door is very similar they are both so very different to what we expect, ....maybe our prayers have been answered.

Offering a sufficient number of rooms to allow sumptuous choices as to their usage according to the needs of your family, this home is virtually future proof, being able to adapt to the changing demands placed upon it, as the family evolves through time. The spacious triple storey layout coupled with the elevated position combine to provide a panoramic view that, given the right weather conditions bring Blackpool tower into sight. Now, if that fails to earn you bragging rights in the Snug on a Saturday night, then clearly you are drinking with the wrong crowd!

In a commanding position at the very top of a small cul-de-sac overlooking Holywell and indeed, all the surrounding properties, we find this impressive home. There is a lawn to the front, separated from the short drive by a low decorative hedge. While on the other side of the drive a broad gravel path climbs the hill into whoich the rear of the home is set, passing the lower garden on the level of the main living floor, before ending at the upper garden, sufficiently high to overlook the home itself and providing the views that mark this home out as something very special.

Besides the integrated garage is a covered porch where we find the solid composite front door flanked by additional window lights. This opens into the large hall with its ceramic floor, where to the right is a door into the garage. Housing the gas combi central heating boiler and supplied with power and light, this has been semi prepared by the builder with a plastered ceiling, almost in anticipation of its being modified into an extra room. Why you would need more defeats. Me....unless you're Madonna and want to increase the family day by day!

Opposite here we find a lovely room that begins to demonstrate the versatility of this home. Large enough to be a comfortable sitting room and further enhanced by the large bay window overlooking the front garden this could be put to any number of uses. From the obvious lounge, through office, study or even fifth bedroom the choice is yours. - it may even be possible to convert the ground floor into a self-contained apartment - however, you would need to seek planning conscent first - but it could be a nice little earner down the line.

Further up the hall is the downstairs cloakroom, with hand basin and lavatory before we come to what is a mystery room. As we are at the rear of the home, the slope of the surrounding land means that we are now in effect, below ground level and thus without windows. However the absence of light presents no problem to the room being used as a home gym or cinema / games room or even a brilliant teenager’s hideaway.

Beside here is a large utility room with a full set of kitchen style units and playing host to the washing machine and tumble drier while providing somewhere out of the way to do the ironing.

Moving up to the next floor we find most of the day to day living space and where to our right an imposing pair of double doors open into the lounge. With two large picture windows making the most of the views, this room is a delight. Spacious and light it has the relaxing atmosphere we all appreciate but few of us manage to replicate. A faux marble fireplace contains a living flame effect electric fire providing the cosy glow that central heating, however efficient can never give.

Alongside here and also overlooking “the view” is the dining room. Conveniently positioned across the hall from the kitchen and thus managing to prevent you from eating your Sunday lunch cold, this is of a good size; indeed good enough to lend itself to a range of other uses should you prefer to eat in the spacious dining/kitchen. What it does illustrate once more, is the home’s versatility.

There is another cloakroom between here and the kitchen containing, as expected, a hand basin and lavatory and speaking of the kitchen, this runs the full width of the home and is thus vast. The business end is laid to an ‘L’ shaped layout with fitted units and worktops containing the gas hob, oven, microwave and dishwasher and provides an excellent work space from which to feed the starving hordes that such a family home is sure to attract. At the other end of the room there is enough space for a full six seat dining table alongside the large French doors opening onto the patio.

This patio runs the width of the home and separates the house from the small lawn and two decorative gravelled areas. At the rear of the lawn, there is a wood battened restraining wall beneath the garden’s upper level which is covered in various flowing creepers producing a wall of colour.

Mounting the stairs to the top floor where, turning towards the rear we find the smallest bedroom. This is in all practical senses a single room though it would accept a double bed at a pinch though your choice of other furniture would be compromised.

Beside here is the family bathroom which pretty much does what it says on the tin. Tiled throughout to waist height it is a room with a bath. And a pedestal hand basin. And a lavatory. Uninspiring? A little, but everything is in excellent order and where it should be.

The next door along reveals the second bedroom. Although not a huge room, the presence of a double bed is undeniable evidence that it is far more than a single. Overlooking the rear garden it provides a pleasant space you lay your weary head.

Adjacent to here and facing the front of the home is a larger bedroom. This is of a size to make a comfortable double and the views across the estuary make it all the more special.

And finally we find the master bedroom. If ever there was a room worthy of the term, this is it. As we enter, there is a bank of huge fitted wardrobes to the left while the other side the room opens up into a space containing a king sized bed with bedside cabinets to either side. The front wall is taken up by a Romeo & Juliet window revealing a view that it is impossible to exaggerate. The whole of the Wirral is laid out before you and, with Liverpool bay beyond you feel quite insignificantly small such is the scale of what you can see.

Also off the bedroom is that prerequisite of luxurious living, the en-suite. This is comfortably large and equipped with a pedestal hand basin, lavatory and large walk-in shower with its water supply coming directly from the combi boiler. This ensures constant pressure and, unlike the feeble electric models, prevents the need to walk around in order to get properly wet. With a shower like this, it happens all over and all at once, which can only be a good thing.
