Description

The Property

Grove Bungalow is situated on the edge of the sought after village of Warham, just three miles inland from Wells-next-the-Sea. This well-proportioned three-bedroom, single story property has been a much loved second home and most recently has proved a popular holiday cottage. Originally a Holkham Estate house, this charming 1930's bungalow is set back in a very generous plot and is presented in move-in condition whilst retaining some lovely period features.

The current owners have undertaken a programme of complete modernisation, including installing lpg central heating, upgrading plumbing and electrics and fitting a new kitchen, bathroom suites and landscaping in the garden.

There are three good-sized double bedrooms, one with an en suite shower room, a bright and sunny sitting room with wood burning stove, large kitchen / diner and a family shower-room. The whole property has a bright and airy feel, with the rooms arranged off a broad internal hallway, great ceiling height and original features like the over-sized metal framed windows and arched cupboard doors in bedroom two. The modern fitted kitchen has a range cooker with 7 ring gas hob, double aspect windows and separate utility room with a door out to the rear garden.

Grove offers some fantastic opportunities to continue to improve the accommodation. There is scope to convert the loft space, potentially creating a further bedroom with views towards the sea; or to extend the property further in to the plot (subject to relevant planning consents).

Outside

The large plot extends to around half an acre, with mature fruit trees, lawned areas and hedges. There is a shingled parking area to the front with space for several cars. There are patio areas to the side and rear, with a built in BBQ and plenty of space for outside furniture and access out from the back garden to a public footpath. There is also an outbuilding to the rear comprising of three sheds, all with doors.

Holiday Let Opportunity

2018/2019 Occupancy: 100 nights / 14 weeks (potential 25 - 30 weeks)

Sleeping: 8 in 3 Bedrooms

Grove Bungalow has been available as a holiday let since Autumn 2018 and has proved popular with holidaymakers to the area. It is advertised with Norfolk Hideaways, a leading local agency based in Wells-next-the-Sea and they manage all the enquiries and bookings, housekeeping and changeovers. Currently the cottage is a much loved second home which generates income when not being used. There is scope to increase the number of bookings taken if desired and Norfolk Hideaways are happy to advise on how best to achieve this.

There is an opportunity to purchase Grove Bungalow as a turn key, which means that there would be no need to update marketing photographs to ensure a seamless change of ownership for ongoing holiday bookings.

As it stands the holiday booking calendar is open on a three month rolling basis, meaning that should you wish to book out weeks for yourself in 2020 or indeed choose not to continue with holiday letting, this can be easily managed.

The Location

Located on the edge of the popular village of Warham, Grove Bungalow is just three miles from Wells-next-the-Sea. Warham itself has a great pub, The Three Horseshoes, dating back to 1725; the pub which has been recently refurbished is famous for its pies and boasts one of the last traditional pub serving hatches on the coast.

Warham is quite a small village and quintessentially Norfolk, with lots of brick and flint cottages. It boasts two medieval churches (in fact there used to be three). Set back from the coast, there is excellent walking around the village and it's possible to walk down to the coastal path and along to Wells-next-the-Sea.

Nearby Wells-next-the-Sea is home to a famous beach lined with beach huts and the pine woods. It is home to a thriving resident community as well as being a hot spot for visitors to the area. There is a Co-op supermarket, post office, primary & secondary schools and a wealth of excellent independent shops, cafes, award winning chip shops and restaurants.
