Description

Best and Final Offers in by 12 oclock Friday the 17th January 2020 |
Abundant with period features and with incredible room proportions, this two-bedroom garden flat is also brimming with potential for renovation and modernisation to add value. Its versatile layout and large plot mean it can be reconfigured to suit all needs, and the gorgeous garden is large enough to extend into without compromising on outside space. It has a share of the freehold and is formed from the entire ground floor of a substantial Victorian villa on a tree-lined road in Hove, so it is peacefully tucked in a quiet residential area while remining well connected to the city. Hove Station is an easy stroll, as are some of the cleanest beaches on the coast, and the boutique shops and restaurants of Church Road are within walking distance. With so many outstanding schools, colleges and nurseries in catchment, and several popular parks; this home will attract families, commuters, downsizers and investors alike.

Why you'll like it:

As with many houses close to the Willett Estate, this one has been built using pale gault bricks, and is adorned with the architectural features of the period. The scale is impressive, and it has plenty of kerb appeal as you enter up a traditionally tiled path, passing a sweet, floral front garden edged with topiary.
Once inside, high ceilings and striking original features greet you with decorative overdoors, corbels and cornicing, and these continue in the main reception to the right. It is clear this was once an elegant room with a wide bay window facing east to bring in a beautiful morning light. As the weather cools, a grand marble fireplace is open to warm you – although it has been many years since it was last lit, so it will need some professional investigation prior to first use. The proportions in here are impressive, allowing plenty of space for larger pieces of furniture to include a formal dining table and chairs. For someone with a passion for period interiors and a sensitive eye for renovation, this room is an exciting prospect.
Next door, the master bedroom almost mirrors the living room in size and shape and has just as many wonderful features. Sliding doors open to a sun room which in turn leads out to the garden side return, so you can spill outside during summer. Indeed, these rooms can be interchangeable with their use, depending on need. Bedroom two sits next door, and while it is the smaller room, it is a double, and again has sliding doors onto the garden. This allows for the ground floor to flow beautifully during the summer, and should you wish to extend into the side return, the access points are already in place.
At the far end of the hall, the kitchen has traditional freestanding units leaving space for all the necessary appliances. There is currently no gas fitted to the property, but this would be possible to install should you wish to add a gas cooker or gas central heating. The bathroom then sits at the far end of the apartment where there are utility points for a washing machine and dryer, and while these rooms will require updating, the space and light in both allows for many permutations.
Outside, the garden is a tranquil oasis in the city with mature trees on its border ensuring it is filled with birdsong. There is a long lawn and ample space for seating, dining alfresco and for children to play, and someone with an eye for garden landscaping will enjoy designing the space.

Agent's thoughts:

This is a wonderful apartment with so much potential. It would be ideal for someone who has an understanding of period properties, so they can bring it back to its former glory rather than to completely modernise, as it has so much to offer.

Owner's secret:

"This apartment has been in our family for over 40-years, so it is a real wrench to let it go, but we just hope the next inhabitants love it as much as we have, and will spend many more happy years here."
