In need of complete modernisation, is this charming Period Cottage, providing two double bedrooms, a bathroom, dining room and sitting room, kitchen, cloakroom, courtyard rear garden an attached garage, and a lovely outlook from the bedroom windows. No chain EPC rating E

Middle Cottage forms a pretty mid-terraced cottage, enjoying a location on the edge of Mayfield, with deceptively spacious accommodation comprising a small porch, sitting room with open fireplace and window to front. Either side of the fireplace are decorative arched recesses with shelves.

There is also a dining room with a fireplace and marble surround, window to front and further door to the rear hallway. The kitchen is behind the sitting room, and provides a galley kitchen with a range of cupboards and drawers, integrated sink with drainer and space for appliances, plus two windows overlooking the rear courtyard.

From the rear hall, a door leads into a downstairs cloakroom, plus a window and further door to the rear courtyard and dog-leg staircase to the first floor, with an under stairs cupboard.

The first floor comprises two double bedrooms and a large open landing with a window to the rear and space for a desk, and a bathroom which has been turned into a wet room, complete with WC, basin and open shower area, two windows to rear and part tiled walls and an airing cupboard.

The main bedroom is a large double with a modern double glazed window to front and lovely views across East Street over to open fields beyond. The second bedroom is also a double, with a similar modern double glazed window and the views.

The front garden is a typical cottage garden with an area of lawn and a wide brick path to the front door and hedges to either side. There is also a paved seating area to make the most of the southerly aspect.

The rear garden is a walled courtyard, with paving slabs and small flower beds and a mature magnolia, a gate to the rear and a door to the garage, which is a decent size, complete with an up and over electric door, and space for a utility/workshop area.

Agents note: There is currently a lift in the property, which could be removed if requested, and runs between the sitting room and the main bedroom.

The house is situated in East Street, approximately 1 mile from the 16th Century beauty of Mayfield High Street.

Facilities in the village include a small supermarket, post office, butcher, baker, pharmacy, florist, greengrocers and deli as well as gp surgery, dentist and hairdressers. There are also a couple of cafes and Period Inns, including the renowned Middle House Hotel.

There are pretty churches of various denominations, a flourishing primary school and the well regarded Mayfield School secondary school. For more comprehensive facilities Tunbridge Wells in 9 miles to the north.
