1 Old Coastguard Cottages is a charming Grade II Listed former Coastguard Cottage that offers the most idyllic and unique estuary lifestyle on the banks of the Yealm Estuary. It is particularly good for canoeists and dinghy sailors as well as those who own a keel boat as there are plenty of deep water moorings down the Yealm Estuary. The property forms one end of a row of four cottages, all of which are inaccessible by vehicle. Access is either via boat, across from Newton Ferrers or along from Noss Mayo or about a 1 mile walk along a path from the south east of Wembury. The home has been very well maintained, renovated and upgraded in recent years to create a lovely three bedroom semi-detached cottage with fabulous views over the deep water pool of the River Yealm.

First impressions are spectacular; the property owns a stone jetty with planning permission to extend this in timber making a wooden platform for 2 boats used for access and running mooring that allows dinghies and small boats to alight at all stages of the tide. Shared quay steps and a path leads up from the foreshore to the terrace in front of the property. The front door leads into a porch that is shared with the neighbouring cottage. The inner front door for #1 leads into the dining room which has an original cast iron Carron cooking range that dates back to the 1830s. Behind this is the kitchen that has been recently updated and includes granite work surfaces around the sink and wooden works surfaces elsewhere. In addition to the induction hobs and electric oven is a 2-door electric Aga. Within the larder is the Home Automation system that allows all the electrical systems within the home to be controlled remotely including the night storage heaters, the Aga, the lights, the security and the hot water. Beyond the dining room is the sitting room that has a wood burner and both the sitting room and dining room enjoy estuary views. Behind the sitting room is the utility room and a shower room, with a power shower. A second back door lead out to the rear, shared external passageway.

Off the first floor landing and corridor there are three double bedrooms and a family bathroom. Two of the bedrooms also enjoy the far-reaching estuary views.

Gardens and grounds
There is a delightful terrace to the front of the property offering a superb area for alfresco dining and outstanding views over the deep water pool of the River Yealm and to the villages of Newton Ferrers and Noss Mayo, together with distant views to Dartmoor.

To the rear of the property is a sloping terraced garden, again with superb views, a greenhouse, the far end of which has a gate providing access onto a coastal footpath.

Moorings
The property owns its own quayside, with outhaul mooring (subject to a licence from the yha) that is accessible at all stages of the tide. There is an area for additional dinghies and canoes to be stored upright at the rear of the quay. The rental of a deep water mooring upstream may be available by transfer from the current owner.

Planning permission
The property has recently gained planning permission to build and extend its own quay under South Hams Planning Application Ref: 2484/18/lbc approved on 02 September 2019.

Rental Income
The property is currently let out through a variety of websites and generates an annual gross income of about 25,000. The weekly rate in the high season is about 1,500. The public ferry runs between 10am and 4pm from 1
