Merrifield is a well located country property close to excellent local primary and secondary schools. The house itself extends to in excess of 3,600sqft and sits in a prominent position with outstanding views over unspoilt open countryside to Dartmoor National Park.

On entering the house there is a large entrance hall with wooden floors which follow through to the square shaped sitting room (not carpeted but wooden floors still there) which has a terrace making the most of the dramatic views. There is also a dining room overlooking the gardens and a kitchen/breakfast room.

In total there are 4 bedrooms, all with en suite bath/shower rooms. There is also a study/bedroom 5, laundry room, large double garage with cloakroom/WC.

There are a number of excellent local schools easily accessible including the highly regarded Kingsbridge Community College, only 4 miles away, which recently received an “Outstanding” ofsted report, and Aveton Gifford and Thurlestone primary schools.

The two villages of Aveton Gifford and Churstow are within 2 miles, both of which have renowned pubs and Post office/village shops and the former an excellent primary school. Bantham (4 miles) has an excellent pub, ‘The Sloop’, a village shop. The home is close to the avon Estuary where moorings are available. The nearby village of Thurlestone (3 miles) has a thriving Post Office/general store, primary school and a 4-star hotel.
Further extensive shopping facilities can be found in Kingsbridge approximately 3 miles to the south-west and Plymouth 19 miles away. Exeter (1 hour away) has a fantastic selection of shops and amenities including a large John Lewis store.

Sailing and Watersports:
The South Coast of Devon has numerous sandy beaches, coves and sheltered anchorages, all of which make it an excellent base for dingy sailing. The Avon Estuary water ski club, outstanding surfing at Bantham, and Bigbury beaches are all located nearby and there is the significant attraction of the property being offered with the benefit of a mooring at the private harbour at Bantham.

South Hams, Devon:
Arguably one of the most sought after waterfront locations in the UK with an uncommonly temperate climate and golden beaches; the South Hams is the perfect setting for this fantastic family home. Water sports, boating and long walks along the beautiful coastline. The internationally renowned Salcombe Estuary is only 6 miles away, and the Avon Esturary and renown beach at Bantham just minutes away.

Golf and other Recreational Activity:
There are a number of glorious walks in the area along the South West Coastal Path and along the banks of the River Avon. Bantham also offers a magnificent sandy beach, reputed to be one of the best surfing beaches on the south Devon coast. There are numerous golf courses in the area including the spectacular 18 hole golf links at Thurlestone and Bigbury.

Development Potential:
Our client has considered the opportunities to further develop the property, subject to planning. One possibility lies within the replacement dwelling provisions of the South Hams Local Plan, with the associated potential to further extend the replacement dwelling if desired. An easier opportunity for a purchaser might lie in the improvement and rearrangement of the existing dwelling and shown here in both CGI form and in a potential new floor plan. These initial ideas have been provided by the award winning local practice of van Ellen Sheryn and for which our client is advised that there would be supportive planning context.

Road – The A38 is within approximately 6 miles which links together with the national motorway network at Exeter.
Rail – The train from Totnes and Exeter is on the Paddington Line and takes about 2 hours 45 minutes and 2 hours respectively.
Air – Exeter Airport has a growing number of international and domestic flights. Bristol is larger and between the two it often negates the need to use the London airports.

Outside there are gardens, a swimming pool and a paddock surrounding the house extending to approximately 2 acres.
