Cleverly blending period ambiance with modern style, this exceptional home has wonderful views and is located in one of the prettiest villages in the stroud valleys.

Entrance Hall with Reception Area off, Sitting Room, open plan Kitchen/Dining/Living Area, Utility Room, Cloaks/Shower Room, Master Bedroom Suite, 2 further Bedrooms and further Bathroom, spectacular glazed Terrace and landscaped Garden. Double Garage with Annex Bedroom/Workshop with En-suite and planning consent to extend.

Sheepscombe is a proper cotswold village in the hills south of Cheltenham. Away from any intrusive main roads it occupies both flanks of a wooded valley interspersed by a whole series of delightful old properties which seem to grow naturally out of the ground, such is the nature of mellow cotswold limestone from which they are built. At the heart of the village is its pub - The Butcher's Arms. It has its own cricket team, popular primary school and little church. Conveniently close to Cheltenham, immediate needs are available from nearby Painswick or there is Stroud with three major supermarkets and from whose main line station, trains into London Paddington are scheduled from 95 minutes. Alternatively, London is normally under 2 hours by road. The surrounding woodland is a marvellous source of walks and the lanes a joy to explore for cyclists. There are several local golf clubs, interesting places to eat out and much else to see and do as Sheepscombe is a very friendly and inclusive community.

Motorway M5 J11a Hucclecote - 6 miles, Motorway M5 J13 Stroud - 9 miles, Motorway M4 J15 Swindon - 34 miles, Motorway M4 J18 Old Sodbury (Bath/Bristol) 26 miles, Gloucester Railway Station - 8 miles, Stroud Railway Station - 6 miles, Cheltenham (central) - 10 miles, Bristol Temple Meads - 38 miles. Distances are approximate.

The property is most easily located by leaving our office in Painswick on the A46 in the direction of Cheltenham, passing through the traffic lights. As you begin to leave the village turn right signposted to Sheepscombe. Continue all the way into the village passing the Butchers Arms public house on your left and then turn immediately left, into Far End. Follow this no through lane past the primary school and The Wool Barn will be found on the right.

The Wool Barn is for someone who appreciates quality combining, as it does, period ambience with striking modern design in a very successful fashion. It takes full advantage of its spectacular setting with dramatic southerly views. The original building would appear to be several hundred years old so has that lovely feeling of living in history, which the vendors have been careful to retain. Equally wherever appropriate, they have used the opportunity to update the interior, with eye catching and practical features to make this a very comfortable and manageable home. The accommodation is on two floors, the reception rooms being at the lower level and naturally flowing out to the expansive patio on which they have incorporated an impressive glazed reception area. The main living space is open plan incorporating the kitchen at one end and there is a formal sitting room with open fireplace. Upstairs are three good bedrooms with two bathrooms (one en-suite) and a useful reception area with space for a desk. Outside, there is a double garage with rooms below for which there is planning consent to enlarge, if so desired.

General Information

Planning consent was granted on 1/3/2018 (S.18/0502/hhold) for a two story extension to create a larger garage with storage beneath.
