The land

The land comprises two fields extending to 4.5 acres or thereabouts. The fields are separated with a stock netting and barbed wire fence, gated at the eastern extremity. The northern most field extends to 2.61 acres of agricultural land and has road frontage to its northern boundary and a single gated entrance off the minor Council roadway. The southern most field extends to 1.89 acres of grassland in need of improvement and is bounded on all sides by Cornish livegrowth hedges.

The land is classified as Grade III on the Land Classification Map of the area. The northern most field has been used for grass production over recent years.

There is stream water along the southern boundary.

The hamlet of Downhill is situated within the coastal parish of St Eval, noted for both its dramatic coastline and disused coastal command runways. The former market town of St Columb Major is 5.5 miles distant, and the famous fishing ports of Newquay and Padstow are found 7 miles to the south and north respectively.

The village of St Eval is mainly residential with the benefit of a general store and Post Office, primary school and is on a main bus route to the aforementioned towns.
